The Property Executive is responsible for the technical and operational management of commercial properties, focusing on building systems, facilities management, and maintenance operations. This role requires strong technical expertise in building operations and the ability to ensure optimal property performance and tenant satisfaction.
Building Systems Management Oversee daily operations of mechanical and electrical (M&E) systems including HVAC, lighting, power distribution, and fire safety systems. Monitor building automation systems and ensure optimal performance. Coordinate preventive maintenance schedules and system upgrades to maintain operational efficiency.
Facilities Management Manage facility operations including cleaning, security, landscaping, and waste management services. Ensure compliance with building codes, safety regulations, and statutory requirements. Conduct regular property inspections and maintain comprehensive maintenance logs and documentation.
Contractor and Vendor Management Coordinate with contractors and service providers for maintenance, repairs, and improvement works. Evaluate contractor performance and ensure adherence to service level agreements. Obtain quotations, negotiate contracts, and oversee project execution within approved budgets.
Technical Support and Problem Resolution Respond to tenant technical issues and building system failures promptly. Diagnose problems and implement effective solutions to minimize downtime. Coordinate emergency response procedures and maintain 24/7 building operations support.
Compliance and Safety Ensure property compliance with local building regulations, fire safety codes, and environmental requirements. Conduct safety audits and implement corrective measures. Maintain accurate records of inspections, certifications, and regulatory submissions.
Budget Management Assist in preparing annual property budgets for maintenance and capital expenditure. Monitor spending against budgets and provide variance reports. Identify cost-saving opportunities while maintaining service quality standards.
Education and Experience (Select One):
Diploma in Building or Facilities disciplines from a recognised establishment with minimum of 3 years of relevant experience. M&E (Mechanical & Electrical) and/or civil/building background strongly preferred.
or ITE/NTC certification in facility management or technical disciplines, or market equivalent qualification in facility management works, with minimum of 5 years of relevant experience.
Valid Fire Safety Manager Certification
Strong technical knowledge of building systems including HVAC, electrical, plumbing, and fire safety systems. Understanding of building codes, safety regulations, and compliance requirements. Experience with computerized maintenance management systems (CMMS) and building automation systems.
Excellent problem-solving abilities and technical troubleshooting skills. Strong communication skills for liaising with tenants, contractors, and internal teams. Project management capabilities for coordinating multiple maintenance and improvement projects simultaneously.
