Summary of the Position:
Tishman Speyer is seeking a Senior Project Manager to oversee the deployment of telecom, low voltage, audio-visual (AV), physical security, and converged network infrastructure (CNI) systems as part of a comprehensive building renovation for a major financial services client in NYC. This role requires a deep understanding of complex, integrated network ecosystems that support multiple building systems, along with strong experience in project delivery for high-security, high-availability environments.
Key Responsibilities:
Strategic Planning & Coordination
Lead all phases of low voltage systems delivery—from design review through installation and commissioning—while aligning with the financial client’s enterprise IT, security, and AV standards.
Coordinate with base-building MEP teams, architects, and the general contractor to embed technology systems into the overall renovation scope.
Maintain compliance with industry standards (NEC, NFPA, BICSI, AVIXA, TIA/EIA), cybersecurity guidelines, and financial sector regulations (e.g., FINRA, SOX).
Develop and manage phased transition or migration plans for live environments.
Scope of Systems
Telecom & Structured Cabling
Horizontal and backbone structured cabling (CAT6A, OM4/OS2 fiber)
Network room design (MDF/IDF layout, racks, grounding, environmental requirements)
Wireless networking (secure Wi-Fi, DAS carrier coordination)
Redundant, resilient infrastructure for trading floors and critical spaces
Audio-Visual (AV) Systems
AV-over-IP and secure video conferencing (Zoom, Cisco, Microsoft Teams)
Digital signage, background music, and room scheduling displays
AV automation and control (Crestron/Extron)
Security & Access Control
Card access systems (e.g., Lenel, Genetec), including integration with IT credentials
Video surveillance (IP CCTV, NVR/VMS configuration)
Intrusion detection, alarm systems, and duress panic alarms
Mantraps, elevator and turnstile access control
Converged Network Infrastructure (CNI)
Develop and coordinate a shared converged network backbone for voice/data, AV, BMS, access control, CCTV, and other IP-based building systems.
Ensure logical and physical segmentation (VLANs, QoS, PoE management) to maintain security, performance, and reliability.
Collaborate with IT teams to align CNI topology with enterprise standards.
Oversee integration of third-party systems (e.g., lighting controls, HVAC/BMS, elevator systems) onto the converged network.
Validate convergence readiness and manage testing protocols across all networked systems.
Construction & Execution
Direct and coordinate low voltage, AV, and security contractors on-site.
Manage long-lead equipment schedules, submittal approvals, and mockups.
Coordinate interdependencies with mechanical, electrical, and architectural trades.
Participate in weekly OAC and technology coordination meetings.
Budget, Scheduling, and Closeout
Develop and track detailed budgets across all low voltage and network systems.
Maintain project schedules, highlighting milestones for material delivery, rough-in, commissioning, and go-live.
Oversee commissioning process including full systems testing, burn-in periods, and network validation.
Ensure all documentation is delivered: as-builts, rack elevations, cable test results, device IP maps, and O&M manuals.
Facilitate client handover, technical training, and post-occupancy support plans.
Qualifications
Required:
10+ years of experience managing telecom, AV, security, or converged network infrastructure projects—preferably in financial services or other secure, compliance-driven environments.
Strong technical understanding of converged IP-based systems.
Demonstrated success managing subcontractors, vendors, consultants, and client-side stakeholders.

PMP (PMI)
Network+ / CCNA / CNP / CWNA or other networking credentials
PSP / CPP (ASIS) or manufacturer certifications (Lenel, Genetec, Crestron, Exacq)

The base compensation range for this role is $150,000 to $175,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees.This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyer’s New York team, as we’ve considered factors specific to this geography.
