Primary Job Responsibilities
- Lead procurement strategies for high-impact categories, including supplier negotiations, contract execution, and performance management to align with procurement budget/costs, quality, and service objectives.
- Oversee community setup, including pricing, attribute mapping, and execution of procurement strategies for new and complex community projects.
- Lead and collaborate with cross-functional teams, including construction, sales, and design, to ensure seamless integration of procurement strategies with community operations.
- Perform detailed cost analysis and make strategic decisions for high-value contracts.
- Manage suppliers and trade partners to ensure compliance with performance goals, legal requirements, and organizational standards and policies.
- Analyze procurement and community-specific data to generate recommendations and make decisions to reduce risk and optimize performance at the divisional and community levels.
- Drive continuous improvement initiatives by identifying and implementing cost savings strategies, process enhancements, and supplier performance improvements.
- Mentor and guide Procurement Agents and other team members. Support professional development and foster a collaborative environment.
- Supervise and evaluate trade partner performance and inform hiring and termination decisions.
- Manage and/or develop other Procurement team members to drive optimal performance.
- Resolve procurement and community-related challenges, leveraging expertise to drive innovative solutions and operational efficiency.

- Minimum high school diploma or equivalent (GED) required.
- Typically requires a University Degree or equivalent experience and minimum 4-6 years prior relevant experience.

- Advanced proficiency in procurement and community setup systems and tools, with the ability to manage complex and high-priority tasks.
- Strong understanding of category management, supplier relationships, and construction industry practices.
- Effective negotiation and communication skills to engage with trade partners, suppliers, and cross-functional teams.
- Analytical mindset to support detailed cost analysis, reporting, and strategic decision-making.
- Leadership skills to mentor team members, promote collaboration, and drive operational improvements.
- Ability to adapt to dynamic priorities and manage multiple high-impact projects simultaneously.
- Commitment to maintaining compliance with policies, procedures, and legal requirements while ensuring operational excellence.
Required Licensing, Registration and/or Certifications
- ISCM (Certified Procurement) or equivalent accreditation a plus
Physical Requirements
Pay Range
- $89,800 - $112,200 annual
- Hired applicant is eligible to receive annual bonus
