Choice Properties is looking for a Senior Manager, Investments to join our team! The Senior Manager, Investments will hold a critical leadership role and will be responsible for evaluating, structuring, and executing transactions across the organization’s diverse portfolio of asset classes nationwide.

Reporting to the Director, Investments, the Senior Manager collaborates closely with senior leadership and cross-functional teams to develop and implement investment strategies, oversee acquisitions and dispositions, and manage complex initiatives such as lending arrangements, joint ventures, and partnership structures. The role encompasses financial analysis, risk assessment, due diligence, and performance monitoring to support informed decision-making and optimize portfolio value.

The successful candidate will operate within a dynamic and agile team of real estate professionals, contributing to a culture of excellence, innovation, and accountability while driving growth and delivering superior results across the organization’s investment activities.

Responsibilities:

  • Construct and review complex financial models (using Excel and Argus) to analyze properties being considered for purchase or sale.
  • Generate acquisition or disposition opportunities to present to Senior Management.
  • Represent Choice Properties in a professional manner by developing and maintaining relationships with the brokerage community, and others in the Real Estate community.
  • Act as the main liaison to external parties for transactions.
  • Provide analysis on the existing portfolio as part of the ongoing dispositions program.
  • Assist in decisions related to asset management and complex lease transactions.
  • Review market analysis and trends (such as demographics, technology, competition, supply, and future infrastructure) to support and generate transaction opportunities.
  • Review, summarize, and incorporate third party findings in analyses (e.g. cost consultants, geotechnical reports).
  • Verify all details about potential investments by completing necessary due diligence activities.
  • Support the team during the preparation of presentations and approval packages for management and investment committee approvals.
  • Participate in real estate events, conferences, and forums to gather insights and maintain contacts in the Real Estate community.
  • Support the team to ensure department objectives are achieved.
  • Use development, mentoring, and coaching techniques to build a strong team.

Qualifications:

  • 5 to 8 years’ experience in commercial real estate.
  • Post-secondary education in commerce, finance, accounting, economics, real estate, or a related field.
  • A passion for real estate.
  • Advanced financial modeling, analytical, and due diligence expertise, with the ability to assess risk, returns, and strategic fit at the portfolio level.
  • Self-directed, results-oriented leader capable of managing multiple complex initiatives with minimal oversight while maintaining accountability.
  • Strong interpersonal and communication skills (both written and verbal) with the ability to interact with colleagues at all levels of the organization in a professional manner.
  • Proven leadership experience, including mentoring, developing, and directing high-performing teams in a collaborative environment.
  • Ability to work well with others and develop cooperative working relationships.
