Senior Director Real Estate

Purpose

The Senior Director of Real Estate leads the company’s multi‑year real estate strategy and execution across new store development, renewals, relocations, and portfolio optimization. This role serves as the senior real estate leader, managing a team of five professionals and partnering closely with the VP of Real Estate & Construction, Finance, Operations, and Executive Leadership to deliver growth aligned with corporate financial and operational objectives.

You’ll Be Successful With...

  • Bachelor’s degree in Business, Finance or another related field, MBA highly preferred.
  • 7–10 years of progressive experience in retail real estate, including site selection, market strategy, financial analysis, lease and purchase negotiations, and transaction execution, combined with demonstrated leadership of a geographically dispersed, deal‑focused real estate team. Experience in developing real estate strategy, managing a pipeline of deals, and overseeing negotiations through direct reports.
  • Exceptional problem-solving skills with the ability to synthesize complex problems and information, then summarize recommendations to senior leaders in a clear and digestible format.
  • Strong computer skills with experience managing large amounts of data, analyzing complex datasets and working with data in GIS systems.
  • Ability to develop effective internal and external relationships, to influence business partners and vendors and to anticipate the needs of key stakeholders proactively.
  • Must be detail-oriented and highly organized with the ability to multi-task, meet deadlines, and work in a fast-paced, dynamic environment.

Your Day Consists Of...

Strategic Planning & Portfolio Management

  • Own and manage the multi‑year Real Estate Strategic Plan, including development of annual cohort targets, market prioritization, and maintenance of a robust and executable deal pipeline.
  • Lead the annual national real estate strategy review in partnership with Operations, aligning long‑term market buildout with the path to 500 locations by jointly determining which strategic markets to enter and in what year, informed by market dynamics and real estate investment considerations.
  • Continuously evaluate market conditions, store performance, and portfolio trends to revise strategy and provide data‑driven recommendations to senior leadership.
  • Conduct landlord portfolio reviews to assess exposure, performance, concentration risk, and opportunities for renegotiation, acquisition, optimization, or disposition.
  • Lead the distribution center real estate strategy in partnership with Logistics, including identification and evaluation of new and existing strategic distribution centers aligned with long‑term network and growth objectives, and oversight of subleasing excess space and parking to optimize portfolio utilization and value.
  • Partner with Spartan Surfaces, a wholly owned subsidiary of Floor & Decor, to identify and support strategic distribution center growth opportunities.

Deal Pipeline, Transactions & Value Creation

  • Lead planning and execution of new store openings and relocations in alignment with approved annual plans.
  • Collaborate closely with the VP of Real Estate & Construction and real estate deal makers to manage deal flow and ensure a healthy, executable pipeline.
  • Actively support and, when needed, step into complex or high‑value negotiations, partnering with deal makers to develop creative transaction structures and overcome deal obstacles.
  • Creatively resolve landlord disputes, leveraging commercial judgment, negotiation strategy, and relationship management to achieve favorable outcomes while protecting long‑term portfolio value.
  • Identify and execute sale‑leaseback opportunities to unlock capital while balancing long‑term occupancy, flexibility, and financial risk.
  • Proactively evaluate opportunities to purchase currently leased assets where ownership supports long‑term strategic objectives, capital deployment priorities, and total occupancy cost optimization.
  • Oversee sublease strategy and execution, including identification of excess space, marketing strategy, financial evaluation, and transaction management.
  • Evaluate and advance outparcel development and sale opportunities, partnering with internal stakeholders and external advisors to maximize asset value.
  • Partner with Construction, Legal, Finance, and Operations to align site selection, deal execution, and store delivery with strategic and financial objectives.

Leadership & Cross‑Functional Collaboration

  • Lead, mentor, and develop a high‑performing Real Estate team of five, establishing clear priorities, accountability, and performance expectations.
  • Serve as a senior escalation point for deal, landlord, and execution challenges, providing guidance and decision‑making support to the team.
  • Work cross‑functionally with Construction, Finance, Operations, Legal, and other stakeholders to ensure real estate initiatives are fully aligned with enterprise goals.
  • Identify, assess, and escalate strategic, financial, and delivery risks; develop mitigation strategies and communicate implications to senior leadership.

Systems, Data & Reporting Integrity

  • Ensure real estate system and data integrity, including accuracy of financial data supporting Long‑Term Plan (LTP) reporting, critical dates, financial obligations, and portfolio reporting.
  • Demonstrate advanced proficiency in real estate mapping and spatial analytics platforms, as well as sales forecasting and cannibalization analysis systems, to inform market prioritization, site selection, portfolio optimization, and long‑term growth planning.
  • Establish and maintain disciplined processes for tracking pipeline activity, store openings, relocations, subleases, dispositions, acquisitions, and capital events.
  • Provide timely, accurate reporting on the new store and relocation program to support executive presentations, external reporting, and corporate strategic planning.
  • Deliver insights and recommendations related to pipeline health, execution risks, capital deployment, and long‑term growth opportunities.

Strategic Initiatives

  • Lead or support real estate‑related strategic initiatives, pilots, and new programs as business needs evolve.
  • Serve as a trusted advisor to senior leadership on real estate trends, portfolio risks, capital strategies, negotiations, and value‑creation opportunities.

Working Conditions (travel & environment)

  • Travel required including air and car travel (30%).
  • The noise level in the work environment is typically moderate.

PHYSICAL/SENSORY    REQUIREMENTS

Sedentary Work – Ability to exert 10 - 20 pounds of force occasionally, and/or negligible amount of force frequently to lift, carry, push, pull or otherwise move objects.  Sedentary work involves sitting most of the time but may involve walking or standing for brief periods of time.
