SUMMARY:

The Senior Chief Engineer is responsible for the operational management and effective daily leadership and administration of the engineering team with the objectives of safety, efficiently, and operating machinery and systems in a cost-effective manner. This role ensures optimal building performance, tenant satisfaction, and regulatory compliance while leading a team of engineering professionals.

The position requires extensive technical expertise in commercial building operations and strong leadership capabilities for a 734K sf high-rise office building in downtown Dallas.

PRIMARY DUTIES AND RESPONSIBILITIES

  • Monitors operation and maintains mechanical equipment, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; reviewing logs and reports to ensure proper operation of equipment.
  • Creates and implements a preventative maintenance program for all equipment. Oversees all repairs and preventative maintenance.  
  • Ensure all compliance documentation for the building is up to date, including regulatory compliance with Federal, State or Local law.
  • Supervise and manage engineering staff, including hiring, training, and personal development.
  • Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment.
  • Manage all contracts (maintenance and capital): including developing the scope of work, bid out, award contract, manage contractor, and close out.
  • Responsible for overseeing the activities of contractors working within the building.
  • Assist in budget preparation and variance analysis

PERSONAL SKILLS

  • 7-10 years of experience working with commercial building operating systems and building maintenance procedures.
  • Working knowledge of Microsoft Office (Word, Outlook, Excel, Teams)
  • Understands aspects of construction planning and ability to read and understand construction documents.  
  • Excellent verbal and written communication skills.
  • High School Diploma or GED.
  • Assistant Chief or Chief Engineer experience preferred.

TECHNICAL SKILLS

  • Advanced knowledge of HVAC systems, electrical distribution, plumbing, fire safety systems, and building automation platforms. Proficiency with computerized maintenance management systems (CMMS) and energy management software.
