- Our Investments business is a specialist asset manager that focuses on areas where we have both strength and scale to capitalise on the key themes shaping the market, through either public markets or alternative asset classes.
About the Role
Responsible for the active management of a number of real estate assets on property level: Optimising re-turns within the risk parameters of the fund mandate and in conjunction with the fund strategy. The role requires the detailed understanding and analysis of the portfolio of assets, setting individual asset plans with target and budgets for the next 12+ months and 3 / 5 years (depending on client requirements). The role may involve working with the transactions team and fund managers / deputy fund manager (FM/DFM) of to help source, acquire or sell assets.
Key Responsibilities:
Approach
- Work with the asset management (AM) team and wider Aberdeen Investments teams (i.a. fund management, development management, transactions, letting, legal, property management, ESG, insurance, treasury, research and property data) to deliver asset management initiatives and outcomes in accordance with agreed Investment Plans for client portfolios
- Oversee and co-ordinate the activities of the property managers and external service providers in delivering asset management and investment plans
- Provide support to the FM team in the formulation of fund strategy, IC paper preparation and where appropriate participate in investment plan or IC challenge
Process
- Support Property Data and FM to prepare Investment Plans
- Prepare asset management plans in line with requirements of the Investment Plan and client requirements
- To prepare budgets for client’s assets, and present to all internal relevant parties
- Work with the FM/DFM and research teams to prepare and present proposals for deals, finance arrangements and CAPEX to the IC
- Contribute to IC papers prior to presentation to the IC, mainly in regards of projects and capex.
Procedures
- Actively manage the properties for which they are responsible to the highest standards of professionalism and best market practice
- Ensure good tenant relation and active management of leasing out any available space
- Engage in and support negotiations regarding transactions, Capex, lettings, zoning/planning and other activities relating to the client’s assets
- To ensure legal documentation, statutory records, management records, property data room and other relevant data are up to date
Reporting
- Update the asset management plans in line with the agreed reporting timetable
- Ensure data quality of property managers in close cooperation with Property Data
- Support Property Controlling / Property Data in the preparation of client reports and provision of information for valuations as required
- Keep the line manager and FM/DFM updated on the progress on main targets in the appropriate Investment Plan
About the Candidate:
- Qualified to degree level or equivalent
- Real estate asset management experience
- Strong knowledge of the French commercial RE market
- Proven ability to operate in lean teams
- Strong negotiation, communication, presentation & relationship building skills
- Analytical thinking & organisational skills
- Detailed working knowledge of in-house data bases and valuation software holding asset level details
- Strong proficiency in written and spoken English, with the ability to operate confidently in a professional environment
