Job Summary

The Senior Manager Facilities is responsible for the integral link between restaurant leadership teams and external service vendors. This position directly oversees the processing of facility-related service requests and the coordination of onsite maintenance and repairs for our restaurants. This position is responsible for ensuring that restaurant premises and equipment are maintained in alignment with business needs, industry, and safety requirements. This role requires a highly organized, attention to detail to ensure the successful management of multiple projects at any given time. The Senior Regional Facilities Manager is expected to maintain multiple types of responsibilities.

Duties and Responsibilities (other duties as assigned)

Vendor Management & Restaurant Audits

  • Monitor the log in of all service calls and follow-ups in the R/M tracking system

  • Search, evaluate, and negotiate contracts with regional vendors to provide preventative and requested maintenance and repair services to all assigned stores

  • Introduce each new/existing assigned vendor to CMMS program as it is aligned, while reiterating expectations, procedures, etc.

  • Remain an ambassador representing both the company and assigned vendors, ensuring a streamlined processes to avoid business interruption to the utmost ability

  • Maintain and manage service vendor relationships and performance feedback

  • Coordinate and prioritize repairs with vendors

  • Coordinate and monitor completion of service vendors’ preventative maintenance duties under their various contracts to ensure high standard of workmanship quality

  • Perform restaurant assessment checks and conduct regular preventive maintenance inspections

  • Conduct emergency repairs of HVAC rooftop equipment, kitchen refrigeration units, hot side cooking and kitchen equipment.

  • Identify current and future maintenance requirements for planning purposes

  • Track completed and outstanding service requests through R/M tracking system

  • Process and approve invoices per scope of work fulfilled

  • Understand department budget/YOY expenditure planning

  • Ability to lift 50lbs

  • Ability to work flexible hours, including an on-call schedule for possible nights, weekends, and holidays as needed

  • Ability to commute between multiple restaurant locations and the corporate headquarters

Restaurant Maintenance & Capital Expenditures

  • Support construction team during new restaurant build-out, critical walk-throughs, and handovers

  • Coordinate with landlords and contractors to implement new code and lease required improvements, repair and maintenance issues that may affect the leasing agreement

  • Support minor modifications, equipment rollouts and remodel projects as assigned- scoping work, bid requests, approvals, budgetary guidelines, and communication with all appropriate departments

Operations Partnership

  • Coach restaurant leaders on proper use and care of equipment

  • Respond timely to urgent requests from operations and work diligently to resolve issues that may cause interruption of store operations and/or impact the safety of our customers and associates, offering support and helping to guide store managers to resolve the problem or issues through the telephone or at the store

  • Actively partner with in-house council on crisis management by responding to emergencies and escalating to appropriate parties

Education, Experience & Certifications

  • 5-7 years of maintenance and/or facilities experience

  • Valid driver’s license and clean driving record, with reliable access to transportation

Functional Skills

  • Excellent communication and interpersonal skills

  • Technical proficiency with restaurant equipment and premises to support issue-spotting of potential maintenance concerns

  • Experience in refrigeration, electrical, mechanical, plumbing, ventilation systems and general building construction

  • Hands on experience with tracking software and MS Office Suite proficiency
