Real Estate Site Acquisition Coordinator

Remote California Full time

Compensation Pay Range:

$83,635.00 - $125,453.00

The actual hourly rate will equal or exceed the required minimum wage applicable to the job location.  Additional compensation includes annual, quarterly performance, or premiums may be paid in amounts ranging per hour in specific circumstances. Premiums may be based on schedule, facility, season, or specific work performed. Multiple premiums may apply if applicable criteria are met.

The Site Acquisition Coordinator is responsible for the evaluation of markets for expansion of new O'Reilly Automotive stores and/or the repositioning of existing stores. They will perform analysis necessary to determine market/site feasibility and make recommendations.

ESSENTIAL JOB FUNCTIONS

Review, canvas, and evaluate markets, to assist in the determination whether profitable for the company to install and operate one or more auto parts stores within an area.

Determine the areas of each market where conditions are most conducive and favorable to the potential success of a company owned retail auto parts store.  Identify and investigate real properties meeting company store property criteria and record/report the features and characteristics of each such property.

Communicate to the Site Acquisition Manager, Director of Site Acquisitions, and/or Vice-President of Real Estate if purchase of a competitor is an option that should be further evaluated for entrance into a market.

Work with Site Acquisition Manager to develop a projection for a new/relocation store's sales potential and location cost limits.

Site specific recommendations shall be made to the Site Acquisition Manager.  The Site Acquisition Coordinator along with the Site Acquisition Manager, Director of Site Acquisitions, and/or Vice-President shall schedule a trip with certain members of the Expansion Committee to seek initial approval of the identified site and hand the property over to the Contract Manager or Property Manager for contract/lease negotiations.  After a trip has been performed and the site is approved, the Site Acquisition Coordinator will participate in the Expansion Committee Acquisition Meeting to gain final unanimous approval.

SKILLS/EDUCATION/KNOWLEDGE/EXPERIENCE/ABILITIES

Required:

High school diploma.

5+ years in the automotive aftermarket sales or operations.

General knowledge of automotive aftermarket and basic principles of commercial real estate acquisition and development.

Strong writing, interpersonal communication and negotiating skills.

Desired: 

Bachelor's Degree in real estate, economics or business administration from an accredited four-year college or university and subsequent courses in general real estate studies, land use, planning and/or real estate appraisal.

2+ years in commercial real estate sales, management, appraisal, acquisition or development and five or more years in automotive aftermarket sales or operations.

Extensive understanding of automotive aftermarket and principles of real estate valuation, acquisition, and development.
