Manages the development of quality, profitable new Dunkin’, Jimmy John’s and Baskin Robbins restaurants and the transformational upgrading of existing Dunkin’, Jimmy John’s and Baskin Robbins restaurants to maximize the market share captured by our brands. This is accomplished through on-going sourcing of opportunities and consultations with our Franchisees, real estate brokers, developers, landlords, governmental authorities, and other Inspire Brands employees to drive strategic outcomes.
A qualified candidate must live in Arkansas or Tennessee.
RESPONSIBILITIES:
Maintain a stable in-field presence and regular touch with franchisees and other key partners to identify new traditional and non-traditional development and relocation opportunities
To lead, align, and manage franchisee organizations and cross-functional partners in the timely completion of the Brands Restaurant Development Process (RDP) from inception to beyond the restaurants opening and grand opening
To process and evaluate new site submissions in accordance with the RDP, with specific focus on gaining conditional real estate approval, attaining an approved lease, franchisee entity, and franchise agreement
To source real estate opportunities, substantially meeting our preferred site criteria to present to franchisees or corporately develop.
To source and drive development of non-traditional opportunities, including government, education, business, airports, gas convenience, and other venues
To collaborate with team members in the assessment, planning and execution of strategic market plans that drive key strategies and results
EDUCATION QUALIFICATIONS
Minimum 4-year degree in real estate, business, or related discipline
EXPERIENCE QUALIFICATION
Minimum five years’ experience in commercial real estate management in a multi-unit restaurant or retail environment
Experience in development involving independent franchisees is preferable

Must be a strong collaborator with ability to gain alignment and manage difficult conversations across a diverse representation of people and varying perspectives you will encounter in the Real Estate Manager role
Must bring a strong network of existing relationships in the real estate and brokerage community
Must have experience and proficiency in essential skills and real estate knowledge required to perform the Real Estate Manager role, including deal negotiation, lease review, multi-unit development, networking, contract management, site analysis, and project management, among other skills
Knowledge of all commercial real estate principles associated with multi-unit development, to include financial analysis, deal negotiations, contractual real estate, construction permit process and franchise documentation
Must have experience and proficiency with industry standard mapping and analytic software, Excel, PowerPoint, and Word
Physical Demands/Working Conditions:
50% in-field presence, including car travel. Trips of 1-6 hours and occasionally more in length are typical and may occasionally require overnight stays
Use of hands-free telephones while driving
Use of virtual meeting programs such as Zoom and Microsoft Teams.
Frequent computer use required
Occasional after-hours attendance at public hearings/meeting required.
Evaluation of potential Dunkin’, Jimmy John’s and Baskin Robbins sites require site visitations, at times, outside of normal working hours (early morning, evening and occasional weekend site visitations)
Frequent visits to stores, new locations, municipalities, broker’s offices etc.
30% of time spent on administration and home office-based work. Needs access to phone, fax, computer, files
Must make effective use of remote (Boston, Atlanta based) support functions
