Location: Portsmouth, NH - Service Credit Union Corporate Headquarters

Hybrid: Required 3 days in the office

Compensation: $22.62 - $28.28 per hour, depending on experience and qualifications. Entry-level candidates typically start at the lower end of the range, with opportunities for growth as skill develop.

This position is responsible for the processing and closing of home equity and refinance applications. Your responsibilities will include ordering and tracking all vendors services needed, required documentation needed for loan approval through closing, reissuing disclosures, submission to underwriting throughout the process, and coordinating loan closings with members, branches, and closing agents. Adhere to real estate lending policy, procedures and regulatory compliance. Help support loan origination, and loan funding as assigned by department Managers.

Position Responsibilities:

Real Estate Loan Processing:

  • Timely and efficient processing of Home Equity and Refinance mortgage loans.
  • Review daily pipeline report for new loans submitted to processing and decisions received from underwriting.
  • Update LOS system to reflect the status of file as it moves through the process.
  • Update loans notes regularly to reflect all tasks completed on loan as well as any communications with members, vendors or staff.
  • Meet required service level agreement timeframes set forth by management for submission to underwriting, introduction call, decision call, appraisal call and standard file updates to the member.
  • Order all services required for product type. (Appraisal, Title, Flood, Tax Transcripts, SSN verification, Verification of Employment, Assets or Mortgage, and Credit tradeline updates)
  • Review mortgage application for accuracy and completeness and update LOS to match documentation in the file.
  • Follow up with vendors on outstanding orders to receive requests in a timely manner.
  • Collect all prior to closing conditions required to meet loan approval.

Real Estate Pre-underwriting:

  • Complete full file review of all documentation received and update income, assets, property and legal information at time of submission to underwriting.
  • Review credit report to confirm liabilities match application, all derogatory credit, inquiries and/or inaccurate information is addressed.
  • Document calculations used for qualification for income and assets.
  • For refinances, review DU findings to meet documentation standards, as well as update DU throughout the process as information is updated that affects loan approval.
  • With approval from management, clear underwriting conditions that do not require review by an underwriter.

Real Estate Loan Closing:

  • Contact the closing agent to schedule closing. Contact the branch to reserve the conference room when needed.
  • Review daily pipeline reports for loans cleared to close and ready to be scheduled and loans that are scheduled that need closing documents generated.
  • Review system and loan documents for accuracy and obtain corrected documentation if needed.
  • Complete required closing tasks needed to generate accurate closing documents.
  • Request information on payoff from the closing agent or member when needed.
  • Meet required service level agreement timeframes set forth by management for closing call/review final terms, contact closing agent to scheduling closing, work with closing agent to perform final tasks for closing while communicating with the member and confirm all questions have been answered.
  • For Fixed Home Equities and Refinances, send and review Closing Disclosure based on regulatory requirements.

Additional Responsibilities:

Assist areas of Real Estate Lending with the following:

  • Responsible for obtaining and reviewing documentation including but not limited to the following:
  • Pre-Qualification Information
  • Review URLA/1003 for accuracy and completeness
  • Flood Zone Determination
  • Verification of 2-year employment history
  • Verification of assets
  • Verification of Outstanding Mortgage Loans
  • Review of all liabilities, aliases and derogatory information on the credit report
  • Updating Credit Report Trade Lines
  • Appraisal
  • Title Search/Commitments
  • Verification of Tax Status
  • Trust review opinion from closing agent
  • All member correspondence
  • All approval conditions
  • Disclosures
  • Following up on member documentation
  • Stacking or filing of documents in the LOS system
  • Ordering and/or follow up on vendor services
  • Requesting written or verbal verifications of employment/income
  • Completing closing disclosures and packages
  • Help train new employees or cross-train co-workers when needed.
  • Meet compliance requirements for secondary market guidelines, Service CU policies and procedures, NCUA policies and Federal and State Regulations.
  • Assist and support Real Estate Lending team as needed to achieve credit union and departmental goals and objectives.
  • Provide quality support and maintain a professional relationship with peers, management, other staff and members through cooperation, mutual trust, and respect.
  • Cover pipeline for processing/closing when needed.
  • Maintain confidentiality regarding credit union policies and procedures, member financial data, personal information and work-related events.
  • Perform other duties as required.

Required Skills and/or Qualifications:

  • Effective oral and written communication skills

  • Ability to work independently as well as with others.
  • Strong ability to accurately perform detailed functions within allocated time periods.
  • Willingness to work extended hours, including weekends, as responsibilities require
  • Ability to communicate clearly and effectively verbally and in writing.
  • Experience with Excel, Microsoft Outlook, Word, PowerPoint, and various web-based applications required.

Criteria:

  • One year minimum experience in real estate loan processing and/or closings preferred.
  • Must obtain and maintain NMLS license.
  • Minimum high school diploma or equivalent.
  • Able to adapt easily in a rapidly changing technical and regulatory environment
  • Ability to travel to other work locations as required, if needed.
