Job Summary
This position reports to the Manager of Real Estate Specialists and supports the Real Estate and Construction Groups in completing new to industry construction, relocation, raze and rebuild, tunnel wash, high speed diesel and expansion projects as assigned. This position applies knowledge, skills, tools, and techniques to project activities to meet all project requirements.
Essential Job Functions
- Manages Soft Cost Budgets and AFEs for each development location from origination through completion of project.
- Provide Project Summary Reports to Real Estate Team and outside vendors when needed.
- Manages PO and Change Order requests
- Accruals – quarterly & year end
- Invoices – receive, code, validate, research past due invoices and work with vendors for corrections.
- Coordinate with Accounting on refunds.
- Complete Site Request Form and update site information in all platforms and systems.
- Smartsheet project updates, tracking, validation & reporting.
- Coordinate refunds between Real Estate, Construction, Title Co. and Accounting Dept.
- Finalize Dead Deal Write-offs via Smartsheet after Director/VP approval.
- Vendor Set ups
- Other duties as assigned.
Requirements
- Strong background in applications software including but not limited to Microsoft Word, Outlook, Excel and Smartsheet.
- Must have strong knowledge of the processes that relate to real estate development.
- The ability to grasp new ideas and concepts quickly.
- Must be able to learn new software applications.
- Must be well organized and possess the ability to handle multiple responsibilities and projects under deadlines with a high degree of attention to detail and accuracy.
- Must possess well-developed verbal and written communication skills.
- Strong interpersonal communication skills with ability to work well with team members, upper management, and vendors, as well as with others both inside and outside the organization.
- Minimal travel required.
