What this opportunity involves:
We are seeking an experienced Property Services Manager to join our dynamic team at the prestigious Melbourne Quarter Tower. This is an exceptional opportunity to lead property operations at one of Melbourne's premier commercial developments whilst working within JLL's innovative Property & Asset Management division.
As Property Services Manager, you will oversee all aspects of daily property operations including maintenance, cleaning, security, and vendor management. You'll lead teams of staff and contractors to ensure optimal building performance and exceptional client satisfaction, utilising JLL's cutting-edge technology platforms and data analytics to deliver efficient, cost-effective property services.
An overview of the role:
Compliance & Certification
· Ensure building and employee compliance with all relevant statutory authorities and engineering best practices
· Maintain adherence to Lendlease Global Minimum Requirements (GMR) performance standards
· Obtain certification from contractors and consultants for all essential services
· Prepare annual Fire Safety Statements and relevant regulatory documentation
· Ensure Environmental and Occupational Health & Safety compliance including contractor inductions and risk management plans
Maintenance & Risk Management
· Coordinate effective management of all property services and required works
· Conduct periodic building and plant inspections to determine repair priorities and safety requirements
· Manage specialist contractors ensuring contract compliance and GMR adherence
· Implement and maintain JLL's Planned Preventative Maintenance, TSR and Work Order Systems
· Utilise risk and compliance platforms including Edge, iComply, and Prism
· Identify and implement energy, water and waste conservation initiatives
· Support sustainability program initiatives and tenant refurbishment processes
Budget & Reporting
· Prepare annual property operations and capital works budgets
· Monitor and update budgets quarterly
· Provide input for monthly operational reports
· Participate in auditing and management review obligations
· Support GMR Programs, 3rd Party Risk Audits, and Crisis Management Training
Sound like you? This is what we’re looking for:
· Minimum 5 years' experience as a Facilities/Operations Manager in A Grade or Premium Assets
· Strong customer service ethic with ability to empathise with tenant needs
· Demonstrated ability to prioritise work within tight operational and financial deadlines
· Excellent communication skills across all organisational levels
· Proficiency in MS Word, Excel, and Outlook
· Flexibility and adaptiveness to client and JLL processes and procedures
