We are seeking a Property Portfolio Manager to oversee a diverse property portfolio, ensuring strong financial performance, lease compliance and high-quality property management outcomes.

This role is ideal for a property professional who enjoys managing complex portfolios, working closely with clients and stakeholders, and delivering strong operational and financial performance across assets.

Job Description

What You’ll Be Responsible For

Portfolio & Property Management

  • Manage property management activities across a client property portfolio

  • Review and approve monthly rent rolls, expenditure and revenue reporting

  • Monitor arrears management, reconciliations and debtor reporting

  • Deliver monthly property management and performance reports to clients

  • Partner with Finance teams on annual budgets, forecasts and financial planning

Lease & Transaction Management

  • Manage lease administration including renewals, new leases and terminations

  • Work with solicitors on lease documentation and execution

  • Support tenant onboarding, revenue recharges and lease compliance processes

  • Liaise with transaction teams to ensure accurate lease abstraction and data management

Financial & Compliance Oversight

  • Review invoices, utilities and sundry expenses ensuring lease compliance

  • Oversee CPI and fixed rent increases across the portfolio

  • Conduct compliance and insurance certificate quality reviews

  • Manage year-end reconciliations and work with auditors where required

What You’ll Bring

  • 3+ years’ experience in property or lease management

  • Strong understanding of property management systems and reporting tools

  • Experience managing lease documentation and lease administration

  • Strong financial acumen and ability to analyze property performance

  • Excellent stakeholder management and client service skills

  • Ability to work both independently and within a collaborative team

Qualifications

  • Tertiary qualification in Real Estate, Business or Finance

  • Real Estate Agent’s License (preferred)
