Reports To: Regional Portfolio Leader
Experience:
1–2 years of property management experience, must have affordable housing experience (HUD and/or LIHTC required).
Purpose
Under the guidance of the Regional Portfolio Leader, the Property Manager I supports the operational, financial, and compliance functions for assigned properties (up to 150 units across up to 4 communities). This role focuses on administrative operations and resident relations without direct supervisory responsibilities.
Essential Functions
Operational Support
Assist with daily property operations, administrative tasks, tenant communication, and maintenance coordination.
Maintain communication with regulatory bodies and property owners as directed.
Financial Administration
Support A/P, A/R, billing, and payroll processing.
Maintain accurate financial records and assist with weekly, monthly, and quarterly reporting.
Program Compliance
Assist with compliance for HUD, LIHTC, COMBO, Housing Choice, RAD, and Family Housing programs.
Maintain accurate resident files and waiting lists.
Support preparation of amendments, extensions, and rental assistance contract documentation.
Resident Relations
Assist with move-ins, follow-up services, and resident retention efforts.
Explain occupancy requirements, leases, and house rules.
Address resident concerns and escalate issues when needed.
Reporting & Documentation
Ensure accurate data entry and record-keeping.
Maintain Yardi data following company accuracy and reporting standards.
Budgeting & Analysis
Assist in preparing annual operating and capital budget input.
Support basic financial analysis to ensure operations stay within budget.
Compliance & Certification
Ensure adherence to Fair Housing laws, landlord/tenant laws, and LIHTC Section 42 requirements.
Assist with audits, MOR reviews, and State Agency reviews.
Vendor Coordination
Coordinate vendors and services as needed.
Support efforts to maintain property standards, including REAC or State Agency requirements.
Resident Satisfaction
Assist in addressing resident needs and supporting occupancy and satisfaction goals.
Demonstrate professionalism, time management, teamwork, and adherence to company policies.
Follow all corporate compliance, safety, and regulatory requirements.
Maintain positive working relationships and uphold the organization’s core values.
Perform other duties as assigned.
Job Specifications
Education:
High school diploma or equivalent; industry designations (COS, TCS, ARM, SCHM) preferred; NCRU coursework completion required.
Experience:
1–2 years of property management experience, preferably in HUD or LIHTC housing.
Travel:
25–50%. Valid driver’s license and required insurance.
Skills:
Strong computer proficiency, organizational skills, ability to multitask, and effective communication. Must be self-directed and able to support others.
Licensure:
None required.
Vision:
Normal, consistent with standard work tasks.
Exposure to noise, odors, illness, and interactions with residents who may be disruptive.
