ESSENTIAL FUNCTIONS & RESPONSIBILITIES

Operational & Project Leadership

  • Lead cross‑functional project teams to achieve strategic, operational, and financial objectives.
  • Oversee integrated project planning, execution, and performance across multiple developments.
  • Serve as the owner’s representative, ensuring alignment between development, construction, and financial goals.
  • Define and manage project scope, schedule, budget, and execution plans from due diligence through project closeout.
  • Monitor project progress and proactively identify schedule risks, cost impacts, and execution challenges; implement corrective actions as needed.
  • Drive operational efficiencies and process improvements to optimize cost, schedule, quality, and productivity.
  • Establish accountability and alignment with consultants and strategic partners through defined roles, metrics, and governance.
  • Lead cross‑functional issue resolution to address design, entitlement, construction, or financial conflicts that may impact project outcomes.

Financial Oversight & Risk Management

  • Lead development budgeting, forecasting, financial reporting, and cost control processes.
  • Review and approve project execution plans to meet or exceed approved return targets.
  • Identify, quantify, and manage project risks during due diligence, entitlement, and execution phases.
  • Conduct financial and entitlement risk assessments and recommend mitigation strategies.

Strategic Alignment & Governance

  • Implement repeatable cross‑functional collaboration and standardized project management practices.
  • Align project plans with organizational strategy, capital partner expectations, and stakeholder priorities.
  • Contribute to project governance, including risk management, change control, reporting, and compliance with company standards.
  • Recommend and implement scalable processes that drive consistency, quality, and growth across the portfolio.

Partnerships & Community Engagement

  • Cultivate and maintain strong relationships with capital partners, consultants, lenders, and community stakeholders.
  • Serve as a visible and ethical representative of NRP in assigned markets.
  • Present complex project, financial, and operational information clearly to diverse audiences.

Customer & Design Advocacy

  • Serve as a steward of the customer experience throughout planning, design, and execution.
  • Provide direction on owner‑related design decisions, including signage and FF&E.
  • Ensure projects deliver long‑term value and align with customer‑centric strategies.

Talent Leadership & Development

  • Provide direct leadership to Operations Project Manager(s) and influence cross‑functional team performance.
  • Mentor, develop, and retain high‑performing Project Operations talent.
  • Promote a culture of accountability, collaboration, and communication aligned with NRP’s values.

SKILLS & ABILITIES

Education:
Bachelor’s degree in Real Estate, Construction Management, Engineering, Finance, or a related field preferred, or equivalent relevant experience.

Experience:

  • 7+ years of progressive experience in real estate development, multifamily housing, or a related field.
  • Proven success leading cross‑functional teams on large, complex development projects.
  • Demonstrated financial acumen, including budgeting, underwriting, and P&L accountability.
  • Experience functioning in an owner’s representative or similar leadership role preferred.

Knowledge & Skills:

  • Strong understanding of real estate development, design, and construction processes.
  • Working knowledge of entitlements, zoning, legal documentation, and real estate financing.
  • Ability to manage multiple projects and priorities in a fast‑paced environment.
  • Strong written, verbal, and presentation communication skills.
  • Proficiency with financial and project performance metrics and reporting tools.

The salary range for this position is between $185,000 and $200,000 based on experience.
