Project Manager, Development

The Role..

We are seeking an experienced Development Project Manager to join a small in-house development team, who work in a fast-paced environment and are currently tasked with delivering an extensive five-year pipeline of new projects across Europe and Rest of World. 

Projects are delivered either through direct capex funding or external development partner funding, requiring the individual to support the regional lead in either a client lead or Tenant Representative capacity, on the projects which they will support on.  

Projects will range from £10-£50m in value and will typically have complex planning, heritage, design and or technical aspects to their delivery. The role will integrate within the team which currently consists of a QS and development / project managers.  

The individual will own the internal reporting for projects across this region, to ensure the wider business is provided with accurate up to date information on the status of the pipeline, this is likely 30% of the individuals workload.    

Direct responsibilities will include:  

  • Reporting on projects across the region, addressing technical, programme and commercial issues on the development pipeline
  • Preparing dashboards, gantt programmes, critical path analysis and budget information for internal review and approvals
  • Ensuring development updates are shared with all relevant business functions, responding to queries and ensuring close collaboration
  • Developing the current best practice folder and supporting the roll out of all agreed initiatives within the team, capturing how projects are documented and delivered
  • Day to day lead on a small number of projects (1-2), which will be based in the UK & Europe, acting as the point of responsibility and reporting to the regional lead   

The candidate will understand the full life cycle of the development process. They will need prior experience on the suite of legal and technical documents for mid to large scale hospitality projects, including: 

  • Development agreements
  • Lease agreements  
  • Consultant appointments 
  • Buildings contract 

The successful candidate will be commercially astute, comfortable dealing with technical issues as they arise and will play an important part in delivering against our 5 year development pipeline objectives.  

The successful candidate will have experience in the delivery of high-quality hospitality projects. They will have developer side experience and have excellent communication skills to allow them to operate effectively across multiple countries. 

The candidate will work in close collaboration with other business units, such as Design, Legal, Finance, Comms and Operations, so will be expected to input and coordinate across a wider team through the course of a development.  

Key Responsibilities 

External facing 

  • Support the regional lead on 1-2 larger scale projects through feasibility, planning, permitting, design, procurement, construction, and handover. 
  • Ensure development partners adhere to their contracted commitments including reporting protocols 
  • Ensure efficient project communication amongst the development team and between Soho House design and external parties
  • Implement project management protocols on project RFIs, change control, derogations schedules, quality control, snag sheets, handover / O&M manuals and post-handover operations support 
  • General admin and project management support to other development team members as needed on projects in the region    

Internal reporting & best practice 

  • Develop and own detailed critical path analysis and master programmes across projects either managed by the candidate or members of the development team
  • Monitor key milestones, risks, dependencies, preparing weekly and monthly reports for senior development meetings
  • Ensure dashboards, tracker documentation and pipeline reporting is accurate and decision-focused
  • Distill technical issues into readily digestible information for distribution within the business, including: permitting and licencing issues, programme risk, cost exposure, quality issues, third party matters etc. 

What we are looking for...

  • Circa 8-10 years in project or development management with hands on delivery experience
  • Developer-side experience in hospitality projects of £5-£25m in value
  • Demonstrable track record of full development cycle experience with management of time, cost and quality pressures
  • Commercially astute, analytical and comfortable reporting and tracking on development budgets and cashflows
  • Problem solver, effective communicator and capable of working autonomously
  • Organised and capable of delivering against a structured workload month by month
  • An appreciation for high quality hospitality design
  • Skilled with: Microsoft Excel, Word, Project and Power Point
