Summary; To assist, coordinate, and manage the project progress of the commercial real estate portfolio of key client accounts across APAC and globally. To manage, assist, and coordinate all commercial real estate transactions on behalf of the client’s regional CRE team. Job based within Seoul, Korea. To ensure that the client’s commercial real estate portfolio is not exposed to the real estate risk of non-compliance with its obligations. To build and nurture high-performing delivery teams in and outside of the JLL platform on behalf of the client.
- Assist project progress management and coordination of all real estate transactions of Clients affecting owned and leased space in the country. Coordinate the country portfolio to achieve strategic objectives for real estate.
- Strategic planning, identifying opportunities to reduce the overall rental expenses for the Client and increase occupancy efficiencies while supporting the long-term business plans.
- Work with various parties (including legal counsels, real estate agents, and consultants) for the preparation and execution of LOI, Lease agreement, or sale and purchase agreement, and all other legal documents as required in real estate transactions.
- Initiate and manage lease audits in the country and at times assist in lease reviews for the region
- Assist in analyzing and identifying appropriate real estate sites in alignment with client business objectives and provide advice to the CRE Country Head on property strategy as required. Inspects and evaluates prospective sites/buildings as part of due diligence exercises.
- Review/monitor reports/invoices submitted by the landlords/estate agents and ensure rent and expenditure are accurate, fair, and reasonable, paid in a timely fashion and in accordance with the lease, and all receivable rents are received and minimal arrears from external tenants.
- Assisting the real estate exit of Client properties including the resolution of restoration and dilapidation claims. Recovery of deposits and advance rent is a vital part of this responsibility.
- Abstract new leases and subsequent lease amendments for the Region, ensuring quality control, consistency, and compliance with critical dates and lease terms.
- Manages the maintenance of all lease and ownership document registers, and regularly updates financial data in the Lease Admin System (if any). Utilize effectively the available client’s real estate systems (Lease Admin System).
- Work with the finance team in managing the real estate budget, updating and tracking of various reports (i.e. cost saves/avoids…etc.)

- Practical knowledge and understanding of real estate principles and practices.
- Basic accounting & book-keeping knowledge
- Working knowledge to understand the overseas country real estate Law, local regulations and building controls authorities policies/procedures
- Basic knowledge of other related disciplines e.g. space planning, facilities management, building regulations, and best practices.
- Has developed job skills or is multi-skilled through job-related training and considerable on-the-job experience
- Completes work with a limited degree of supervision
- Working knowledge and understanding of financials
- Sound knowledge of Client businesses and agencies
- At least 2+ years’ experience in Real Estate management, preferably within a Multi-national organization
- Strong negotiating, strategic planning, and communication skills
- Strong relationship management and Networking skills
- Excellent communication skills and fluency in English
- Strong analytical skills. Experience in financial management and budget control
- Experience in using Microsoft Office software in a business problem-solving context
- Postgraduate in Chartered Surveyor / Architecture/ Engineering/ Real Estate / related field or equivalent industry experience preferred
- Membership in relevant professional organizations (MCR, MRICS…etc.)
- Or equivalent industry experience preferred
