What this opportunity involves:
The General Manager is responsible for the overall performance of an exciting and well-established Mixed-Use CBD asset, the overview of Owner’s Corporation Management and the onsite management team. Considerable focus is required on asset strategy and thereby maximising income, ensuring costs are competitive, and minimising risks to the Owner by way of managing and developing the onsite team.
This is a broad ranging management role with areas of responsibility including financial, leasing, EH&S, operational, strategic business planning, innovation, team culture, and growing a sense of community not only within the direct properties under management.
An overview of the role:
Lead and manage a team of property professionals and provide leadership to the management team to maximise effectiveness and efficiency and develop their strengths, skills and knowledge.
Develop the team through performance assessments and training, managing staff workload through resourcing assessment and developing succession plans for key team members.
Ensure that clients (owner) asset plan revenue and profit targets are achieved through proactive budget management.
Deliver exceptional quality service to the client, as assessed and measured by client feedback.
Ensure all company and client approved risk management and safety programs, policies and procedures are enacted and adhered to.
Ensure all asset plan and business plan KPI’s/targets are achieved, including but not limited to, vacancy, revenue, capital expenditure, fees, net return to owner, debt and risk.

Lead the team to develop effective and accurate asset plans, budgets and financial reports.
Ensure that a tenant retention program is developed, implemented, enacted and maintained.
Sound like you? This is what we’re looking for:
Tertiary qualifications, particularly in a property related discipline, are preferable.
VIC Real estate License.
At least 10 years’ experience in property/asset management, ideally with previous experience directly managing premium office assets, with a demonstrated track record of success in significant office lease negotiations.
An intimate knowledge of the premium office sector and ideally some exposure to retail property and Body Corporates.
Strong leadership skills, with a demonstrated ability to lead a medium to large sized team, coupled with outstanding interpersonal, communication and negotiation skills.
A demonstrated ability to professionally present the assets both verbally and visually to potential tenants as part of the leasing process.
A high level of financial aptitude, commercial acumen, analytical skills and computer literacy, with the ability to manage an independent profit centre.
A demonstrated ability to add value to an office asset through identifying value enhancing and/or essential capital works, creating additional net lettable area, developing a value adding leasing strategy, etc.
Previous experience preparing detailed asset plans, complex budgets and comprehensive reports.
