Portfolio Manager Net Zero (Sustainability)

Your role

The Portfolio Manager Net Zero (Sustainability) is responsible for developing and driving the sustainability theme as part of the category strategies including monitoring and execution of assigned portfolios. Achieve goals by securing supply, ensuring significant year-on-year performance improvements while meeting financial and budget targets. Identify and implement demand, productivity and sustainable innovative improvements while maintaining ESG performance managing vendor service levels. Set If applicable set standards to embed harmonisation and quality levels. Work closely with internal and external key stakeholders to develop effective ESG improvement strategies, implementation plans and ascertain implementation.

Your responsibilities

Sustainability (Expertise and Execution)

  • Set out the transition of the office portfolio to meet the sustainability targets of Paris Proof Net Zero by 2035, known as the Net Zero Buildings (NZB) program.
  • Develop and build out the roadmap to reach the net zero targets on a portfolio, country and building level. Align with country teams how to reach these targets and adjust to local standards.
  • Align with group level organizations like the Environmental Program steerco.
  • Assist in lease negotiations as the expert on “green leases”.
  • Analyse and advice on European legislation on sustainability of scope 1 and 2 (e.g. EPBD, CSDDD) to implications for ING’s real estate portfolio.

Portfolio Management

  • Formulating, evaluating, and testing of the Corporate Real Estate strategy against different internal and external influences, such as Hybrid working, sustainability requirements, market trends.
  • Developing and maintaining an integrated accommodation (Corporate Real Estate portfolio) plan that is in line with the Corporate Real Estate strategy, so that real estate accommodation needs can always be forecasted from a long-, medium- to short term period. During this process master plans are developed and periodically matched against the Corporate Real Estate strategy and business strategy.
  • Facilitation demand management, both at group level (relation to senior management and business line) and at local/regional level maintaining the relationship with country management. Part of site selection team by setting out the scope and strategy, support the transactions, fit-out projects and approval process of the business case.
  • Continuously identify opportunities to optimize the portfolio, such as increasing the portfolio flexibility (contraction or expansion of the office portfolio) to reduce costs and anticipate on the uncertainties in demand.
  • Collaborate and lead cross-functional project teams.

Stakeholder Management

  • Collaborate, lead and influence cross-functional project teams to create awareness and urgency to drive sustainable real estate and procurement.
  • Perform stakeholder management activities with senior stakeholders by leveraging advanced advisory skills.

Strategic Challenges

Manage strategic 'sustainability' theme amongst other strategic themes like cost optimisation, employee satisfaction, in the context of a multi-disciplinary stakeholder landscape consisting of Business Contract Owner(s), multiple support functions, and Suppliers by finding the optimal balance between value add, sustainable performance and flexibility.

Furthermore, you have:

  • 3 - 6 years in a sustainability role, preferably at a strategic level in an international (financial services provider) organisation.
  • 3+ years experience in managing (hierarchical line) direct reports or actively coaching (functional) procurement or real estate colleagues.
  • Real Estate and Facility Management category specific knowledge/experience.
  • Experience working with offshore teams.

Competencies

  • Knowledge of sustainability of (office) real estate: technical possibilities, legislation, green leases, best practices
  • Analytical skills, combined with a creative view on facts and figures, and the ability to summarize and synthetize findings in a clear and concise advice
  • Profound interest and experience in the field of (corporate) real estate sustainability benchmarks.
  • Strong project management skills to align with multiple stakeholders
