Purpose / Overview :
The Operations Manager is responsible for leading and overseeing the full spectrum of operations for assigned mixed-use properties. The role focuses on ensuring operational excellence, tenant satisfaction, regulatory compliance, and long-term asset value optimization. The Operations Manager provides strategic and operational leadership to property teams and reports to senior management.

Key Responsibilities :

  • Lead and oversee all day-to-day operations of assigned mixed-use properties, ensuring consistent service delivery and operational efficiency.

  • Develop, implement, and continuously improve comprehensive operational and property management strategies to enhance property performance and value.

  • Conduct regular site inspections to evaluate property conditions, identify risks, ensure compliance with safety standards, and drive corrective actions.

  • Directly manage and mentor property teams, including operations staff, maintenance teams, and administrative personnel, to achieve performance targets.

  • Serve as the senior point of escalation for tenant relations, ensuring professional handling of complex issues, disputes, and high-impact service requests.

  • Build and sustain strong tenant relationships through proactive engagement, structured communication, and service improvement initiatives.

  • Monitor operating expenses, maintenance costs, and capital expenditures, and implement cost optimization and efficiency initiatives.

  • Review and present financial reports, variance analyses, and operational performance metrics to senior management and stakeholders.

  • Participate in management activities, including tendering, contract negotiation, performance monitoring, and cost control.

  • Oversee renovation, fit-out, and capital improvement projects, ensuring adherence to timelines, quality standards, and regulatory requirements.

  • Ensure full compliance with local regulations, building codes, zoning requirements, environmental laws, and industry standards.

  • Establish and oversee preventative maintenance programs to protect assets, extend equipment life, and minimize tenant disruption.

  • Stay informed on applicable property management regulations, market trends, and best practices to support continuous improvement.

Requirements :

  • Bachelor’s degree in Business Administration, Real Estate Management, or a related engineering discipline.

  • 5+ years of progressive experience in property or facilities operations, with at least several years in a managerial or leadership role.

  • Demonstrated success in managing commercial, residential, or mixed-use developments, including and stabilization phases.

  • Strong expertise in property operations, leasing principles, financial analysis, budgeting, and real estate market dynamics.

  • Excellent leadership, communication, negotiation, and stakeholder management skills.

  • Proficiency in property management systems (e.g., Yardi, MRI, RealPage) and Microsoft Office.

  • Solid understanding of construction management, project management, and building systems (HVAC, electrical, plumbing).
