Job Description Summary:

Maintains building electrical, plumbing, HVAC, and fire systems. Performs monthly preventive maintenance, and is backup support for work orders when the Facilities Manager or Specialist is not available.

Job Description

  • Operates, maintains, and repairs “campus-wide” HVAC, mechanical, electrical, plumbing, and other operational systems ranging from minor repairs to major capital improvements. Performs diagnosis, repairs, and adjustments to all building systems.  Reports major problems and recommended corrective actions to management
  • Ensures that building and life/safety systems are running properly
  • Assists in keeping an efficient and safe work environment
  • Brings forward ideas for operational efficiencies, cost savings, and equipment upgrades if sees an opportunity or upon a recommendation of a vendor
  • Purchases services, products, and supplies as necessary.  Works with Purchasing to obtain competitive pricing
  • Works with management on building projects such as mechanical retrofits or upgrades as assigned
  • Performs all service per the PM schedules, and troubleshoots, modifies, or adjusts accordingly and ensures that PM scheduling and work for all building systems and services are being met, are on time, and that logs are properly maintained
  • Conducts facility inspections with vendors as assigned and ensures that systems operate in compliance with regulations, codes and as required by contract
  • Tests and calibrates HVAC and building controls to ensure that equipment is functioning correctly, and to ensure building liability and equipment malfunctions are kept to a minimum. Monitors, maintains, and makes changes to the building management system
  • Is on call for after-hours building emergencies (e.g., alarms, freeze-ups, leaks, etc.) and keeps management updated on such emergencies and progress of resolution. Assists and responds accordingly during these periods when so assigned, from start to finish
  • Performs minor carpentry for repairs, repairs locks and cylinders, installs hardware, and provides re-keying/key cutting
  • Performs cleanup and general maintenance of all mechanical spaces, work areas, storage areas, and equipment to maintain all areas in a safe and clean state. Maintains all tools, parts, and supplies in an organized manner
  • Maintains daily records/logs of building operations
  • Responds to work order requests and acts as backup to perform routine maintenance (e.g., changing lights, hanging signs, moving items, etc.)
  • Acts as back up in with room setups for meetings and setting up/tearing down office space. Acts as back up to performs routine plumbing repairs
  • Assists with special projects or performs all other duties and assignments as requested

Minimum Qualifications

  • High school diploma, or general education degree (GED), and a one-year certificate from a college or technical school

  • 3 years of experience in multiple semi-skilled and skilled trade disciplines

  • Intermediate level keyboarding skills

  • Level of knowledge obtained through advanced mechanical HVAC, plumbing, and electrical training

  • Intermediate level knowledge of and skill in the use of building management automation systems

  • Ability to read and interpret documents such as safety rules, operating instructions, handbooks, and procedure manuals

  • Ability to write reports, business correspondence, and procedure manuals

  • Ability to speak effectively before groups of customers or employees of the organization

  • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations

  • Ability to define problems, collect data, establish facts, and draw valid conclusions

  • Ability to operate hand and power tools safely and according to manufacturer instructions

  • Ability to use protective measures to minimize safety risk to self and others while performing job duties

  • Membership in local 101 or must become a member upon hire

Preferred Qualifications

  • Hazardous materials training

  • OSHA 10 or OSHA 30 card

  • Operating Engineer certification from Kansas City
