Marketing Manager (Regional)

Mungo Homes has a new opening for a Marketing Manager to service the Mid-Atlantic Region - Raleigh & Triad areas of, NC and Richmond, VA.

Based in Raleigh, NC, this position is responsible for coordinating the Marketing efforts throughout the Raleigh, Triad, and Richmond, VA markets.

This position is responsible for developing, implementing, and executing strategic marketing campaigns to drive brand awareness, increase sales, and attract customers within assigned markets.

Essential Duties and Responsibilities: (performs other duties as assigned)

  • Develop annual marketing budgets and comprehensive marketing plans in coordination with local leadership and the Shared Services marketing team.
  • Lead and participate in Community Launch Approval meetings with the Market President and local leaders, serving as the primary liaison between local markets and the Shared Services marketing team to ensure alignment on launch strategy and execution.
  • Review all advertising programs, budgets, sales statistics, digital analytics, and strategic direction during monthly meetings with the Market President and key stakeholders. Propose and implement changes that align with the market’s priorities.
  • Supervise and develop regional marketing team members, ensuring timely and accurate execution of market level marketing requests, operational support, and project coordination across assigned market(s).
  • Regularly review and interpret CRM dashboards and reports, in coordination with Data Analyst, to evaluate marketing and lead performance.
  • Proactively identify new lead generation opportunities based on historical data, audience behavior, and funnel conversion insights.
  • Diagnose and audit underperforming communities and implement / recommend strategies.
  • Uphold brand standards and ensure consistency in all marketing collateral.
  • Negotiate, manage, and maintain contracts with vendors and media partners.
  • Review and approve vendor invoices, sales professional and direct report expenses, ensuring accuracy and adherence to approved budgets.
  • Review and manage sponsorship opportunities that support overall brand visibility.
  • Review and approve market level email campaigns with the Shared Services marketing team.
  • Collaborate on paid social strategy and “Coming Soon” campaigns.
  • Oversee large scale real estate professional events and community grand openings.
  • Work with Shared Services marketing team to create community videos, amenity renderings, site maps, logos, and lifestyle photography.
  • Monitor website accuracy, asset integrity, and content descriptions.
  • Approve new community announcements and collaborate on content ideas for blogs.
  • Oversee signage programs, including community signage, directionals, and temporary / bandit signage mapping.
  • Collaborate with land teams on digital visualization projects (e.g., CGI videos).
  • Assist with and approve community names and, when applicable, street names.
  • Attend monthly financial review meetings.
  • Attend quarterly business plan meetings.
  • Attend and provide feedback on interior design presentations and model home merchandising.
  • Attend and represent the company at local events when needed.
  • Travel regularly to all applicable markets.

Supervisory Responsibilities:

May directly supervise a marketing coordinator role(s) for assigned territory.  Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees, addressing complaints, and resolving problems.

Education and/or Experience:  Bachelor's degree (B. A.) from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.

Computer Skills:

  • Microsoft Office Suite (Excel, Word, Outlook)
  • Ability to learn: KOVA software, HubSpot, ClickUp, Base Camp

Certificates, Licenses, Registrations:

  • Valid state driver’s license in good standing.
  • Minimum state required automobile insurance.
