Position Summary
We are seeking a detail-oriented and proactive Manager, Real Estate Asset Management to provide critical support to the Asset Management team and Investment Managers in overseeing Aetna’s growing real estate investment portfolio. This portfolio includes:
- Commercial mortgage loans
- Affordable housing equity investments (LIHTC)
- Joint venture equity investments (JVs)
The Manager will play a key role in enhancing asset management processes, ensuring accurate reporting, and supporting risk management efforts. This position offers an opportunity to contribute to a dynamic team focused on integrity, precision, and innovation.
Primary Job Duties & Responsibilities
Portfolio Support & Performance Monitoring
- Assist in tracking and updating key performance metrics for mortgage loans, JV equity, and affordable housing investments.
- Collect and organize borrower and syndicator reporting, ensuring timely delivery and completeness.
- Support annual and quarterly reviews by preparing preliminary analyses of financial statements, property performance, and risk ratings.
Risk Management Assistance
- Help monitor high-risk assets by gathering data and preparing summaries for senior team members.
- Assist in compiling information for consent requests, loan modifications, and other post-close activities.
- Research market trends and regulatory changes that may impact portfolio risk.
Reporting & Forecasting
- Prepare draft portfolio reports and presentations for internal stakeholders, including performance summaries and trend analyses.
- Support the Asset Management team in developing financial models for forecasting net investment income and tax benefit projections.
- Maintain accurate data in internal systems to ensure consistency across reporting platforms.
Investment Operations
- Coordinate documentation for rate lock processes and capital funding requests.
- Assist in reviewing capital call requests and ensure proper approvals are obtained.
- Provide administrative and analytical support for JV property budgets and cash flow projections.
Process Improvement & Technology
- Collaborate with the Asset Management team and IT team to update and refine asset management systems.
- Help identify opportunities to streamline reporting and improve data accuracy.
Additional Duties
- Conduct market research and provide analytical support for new and existing investments.
- Participate in special projects, including portfolio reviews and department presentations.
- Perform other tasks as directed by the Asset Management team or senior leadership.
Essential Qualifications & Skills
Knowledge of:
·In‑depth understanding of commercial mortgage loans, affordable housing investments, and related real estate finance structures, including risk assessment, performance drivers, and lifecycle considerations across portfolios.
·Working knowledge of investment structures, partnership agreements, and asset management frameworks, with the ability to evaluate financial, operational, and compliance implications.
·Strong understanding of portfolio‑level financial analysis, reporting, and performance metrics, including the interpretation of complex financial statements and trends for management decision‑making.
·Proficiency with Microsoft Excel and financial systems sufficient to review, challenge, and guide complex analyses rather than solely producing them.
Skill In:
·Applying analytical, quantitative, and organizational skills to review financial and operational information with accuracy and attention to detail.
·Using Microsoft Excel and PowerPoint to analyze data, support reporting, and communicate key findings.
·Clear written and verbal communication, including summarizing financial, investment, and operational information for internal stakeholders.
·Managing multiple priorities and deadlines, producing accurate and timely work products.
·Collaborating with cross‑functional partners and stakeholders to support portfolio and asset management activities.
·Using Microsoft Copilot and other AI‑enabled tools to improve efficiency in analysis, reporting, and communications, while exercising appropriate judgment and review.
Ability To:
- Work effectively with cross‑functional teams and stakeholders to support portfolio and organizational objectives.
- Support oversight of investment structures and asset management processes, identifying issues and escalating risks as appropriate.
- Follow established procedures while identifying opportunities for process improvement related to efficiency, accuracy, and risk management.
- Demonstrate professionalism, discretion, and reliability when handling sensitive financial and organizational information in a fast‑paced environment.
- Meet regular and predictable attendance requirements and perform additional responsibilities or special projects as directed, including supporting team initiatives.
Required Qualifications
- 2–5 years of relevant experience in finance, real estate, investment management, asset management, consulting, or a related analytical role (internships included).
Preferred Qualifications
- Familiarity with LIHTC program fundamentals and real estate market trends.
- Exposure to financial modeling and portfolio reporting.
- Interest in impact investing and ESG principles.
Education
- Required: Bachelor’s degree in Finance, Real Estate, Accounting, Economics, or a related field.
- Preferred: Coursework or exposure to real estate finance, affordable housing, or impact investing.
Travel
Occasional travel may be required for property inspections or industry events.

Pay Range
The typical pay range for this role is:
$101,970.00 - $203,940.00
This pay range represents the base hourly rate or base annual full-time salary for all positions in the job grade within which this position falls. The actual base salary offer will depend on a variety of factors including experience, education, geography and other relevant factors. This position is eligible for a CVS Health bonus, commission or short-term incentive program in addition to the base pay range listed above.
