Responsible for the overall operations, maintenance, and financial performance of Landlord real estate assets in Pick n Pay leased and owned estate. Primary goal is to preserve and increase the value of the assets to ensure tenant satisfaction. To ensure overall planning, execution, monitoring, and closure of a project, ensuring timeous completion, within budget, and meets the required scope and quality standards. 

Minimum Requirements:

Degree in Property Management, Real Estate, Facilities Management, Construction Management, or a related field 

5 years operational experience in Retail Property Industry and ability to interpret a store P&L statement 

Professional certifications i.e Project Management Professional Certification from the Project Management Institute (PMI) can significantly    enhance career prospects.

Communication: Excellent verbal and written communication skills for liaising with developers, owners, and contractors. 

Organization & Time Management: The ability to multitask, prioritize, and manage multiple properties and deadlines effectively. 

Problem-Solving: Strong critical thinking and problem-solving skills to address unexpected issues like maintenance emergencies or Landlord disputes. 

Customer Service: A customer-focused approach and strong interpersonal skills to build positive relationships and manage conflicts diplomatically. 

Business & Financial Acumen: An understanding of financial management, marketing principles, and real estate market trends to maximize profitability.  

Hard Skills: 

Proficiency in project management software 

Budget and financial management 

Risk assessment and mitigation 

Knowledge of various project management methodologies 

Technical knowledge relevant to the specific industry (e.g., MEP&F, construction) 

Key Responsibilities:

 Lease Management:  

Negotiating and enforcing lease agreements, and handling Landlord/Tenant complaints in compliance with legal regulations. 

Property Maintenance & Operations: 

Conducting regular property inspections, coordinating and supervising capital replacements (both routine and emergency), sourcing external contractors and vendors, and ensuring the property is safe and adheres to all health and safety codes.

 

Legal & Administrative Compliance: 

Understanding and adhering to all local, regional, and national landlord-tenant laws and regulations, maintaining accurate records, and handling all necessary paperwork. 

Project Management: 

Collaborating with stakeholders to define the project's purpose, scope, goals, and success criteria; developing a comprehensive project plan, including detailed schedules, timelines, budgets, and resource allocation; coordinating internal teams and third-party vendors, assigning tasks, and providing leadership and motivation to ensure work is completed efficiently; tracking project progress, managing risks, addressing issues and changes (scope creep), and regularly reporting status to stakeholders; obtaining formal acceptance of deliverables from the client, archiving project documentation, and conducting post-project evaluations to identify lessons learned.
