Job Description

Based in Singapore, the Manager, Portfolio & Asset Management supports the portfolio‑level management of CLASML REIT’s global hospitality assets. The role focuses on asset performance analysis, portfolio reviews, divestment execution support, and financial modelling, working closely with operators, internal stakeholders, and external advisors

Responsibilities

Portfolio Performance Monitoring & Analysis

  • Support portfolio‑level monitoring and review of asset performance across the global hospitality portfolio
  • Analyse operating and financial performance, identifying trends, risks, and performance variances
  • Prepare asset‑level and portfolio‑level analyses, reports, and management materials
  • Liaise with operators to validate performance data and operating assumptions

Hold/Sell & Divestment Execution Support

  • Support asset‑level hold/sell analysis, including financial modelling and scenario analysis of renovation, hold as-is, and divestment options
  • Familiarity with cash flow modelling, and the computing of key financial metrics such as IRR, yield on costs, and payback period
  • Assist in divestment execution activities, including:
    • Preparation and coordination of divestment documentation and data rooms
    • Maintenance of divestment models and transaction trackers
    • Coordination with operators, internal stakeholders, and external advisors
  • Support post‑approval execution and documentation requirements for divestments

Financial Modelling & Valuation

  • Build, maintain, and update asset‑level and portfolio‑level financial models
  • Support annual asset valuation and portfolio review exercises
  • Review assumptions, sensitivities, and key valuation drivers
  • Ensure accuracy, consistency, and integrity of financial data used in analyses and submissions

Asset Approval Papers & Portfolio Reviews

  • Support preparation of approval papers for asset initiatives, capital expenditure, leasing matters, and divestments
  • Consolidate inputs from operators and advisors for asset‑level recommendations
  • Provide analytical support to Portfolio Asset Management for portfolio and asset review discussions

Governance, Stakeholder & Process Support

  • Work closely with internal stakeholders including Investor Relations, Finance, Tax, Legal, and Sustainability
  • Support compliance with internal governance frameworks, approval processes, and documentation standards
  • Assist in monitoring tax and regulatory considerations in consultation with internal and external advisors
  • Support timely and accurate reporting to facilitate decision‑making

Requirements

  • Bachelor’s Degree in Real Estate, Finance, Business, or a related discipline
    (CFA or progress towards CFA is an advantage)
  • Minimum 6 years of relevant experience in asset management, portfolio management, real estate investments, or REIT platforms
  • Demonstrated experience supporting divestment processes, including transaction documentation, asset registers, and coordination with operators and advisors
  • Strong Excel‑based financial modelling and analytical capabilities
  • Good understanding of hospitality asset performance and operating structures
  • Strong attention to detail, analytical rigour, and documentation discipline
  • Ability to work effectively with multiple stakeholders across geographies
  • Able to operate in a fast‑paced, deadline‑driven environment
