We are seeking a replacement Manager, Operations to join Brookfield Properties in Calgary, AB. This position is responsible for managing the day-to-day operational functions of the facility that includes but not limited to mechanical system operations and maintenance, health and safety compliance, addressing tenant inquiries, requests and complaints, and developing strategic department directions, policies, procedures, and guidelines. The successful incumbent requires an individual with superior customer service and interpersonal skills, complemented by the ability to effectively organize and manage people, projects, time and multiple priorities.

Ensure thorough knowledge of the building and its systems. Supervise through contract team or directly, all functions of the building’s operating systems including HVAC, electrical, plumbing, building automation controls and structural systems, life safety systems, emergency generators, fire suppression and alarm equipment whether it be operating, repairs, maintenance or replacement.
Liaise with Tenant Services regarding any requests for services or information and ensure issues and concerns are resolved to the tenant’s satisfaction.
Review proposed HVAC and mechanical design changes and provide feedback to ensure that owner or tenant projects to not adversely affect the future efficient operation of the systems and maintenance of established standards.
Work in collaboration with Construction Department to develop capital plans, review drawings, conduct pre-construction checks, participate in construction meetings during tenant and base building build outs as the building representative, ensure that construction and post construction inspections take place.
Provide input when trades are working with the construction group. Ensure trades, while on site, are adhering to the rules and regulations of the building.
Work in conjunction with Security to ensure that safe work processes are adhered to and the fire alarm panel management is in accordance with the Fire Panel Manual.
Oversee the regular inspections, repairs and maintenance of any building mechanical, electrical, life safety and envelope systems ensuring that any work completed is to the highest standard and meets any and all code requirements.
Monitor and adjust preventative maintenance programs to reflect changing conditions and requirements and monitor the tenant service reports to ensure the staff are meeting the deadlines/benchmarks set within both these systems.
Ensure that preventative maintenance is completed and recorded for all base building equipment and systems including but not limited to steam and hot water boilers, chillers, cooling towers, AHUs, compartment fans, primary and secondary loops, and all peripheral equipment.
Organize and oversee mechanical and electrical contractors performing base building and tenant improvement work.
Preparation of cost estimates, specifications, and recommendations on equipment purchases/replacements.
Develop department policies, procedures and guidelines, maintenance programs for buildings, and related systems and maintain related records.
Ensure all systems are operating in an efficient and safe manner and that related safety guidelines set out in provincial Environmental Health and Safety legislation, and company policies and procedures are being met.
Act as the manager representative on the JHSC for the property ensuring that any safety related incidents are investigated in a timely manner and appropriate follow-up action is taken.
Responsible for creating a respectful, positive, open and engaging work environment for all staff, which includes ensuring clear communication of job expectations, setting objectives and completing staff performance evaluations, encouraging development of staff in support of their growth and success within Brookfield, and promptly addressing employee issues and manage performance improvement plans in accordance with Brookfield policy.
Preparing, tracking and reporting on all related operating expenses. Preparation of the annual operating budget and maintenance of the 10 OPEX plan. Assist the Senior Property Manager in establishing the scope and timing of capital expenditures relating to HVAC, building and electrical systems and life safety systems.
Working with the Senior Property Manager to prepare, negotiate and administer various contracts for service, labor and materials including elevators, HVAC, generators, metering etc.
Investigate, develop and implement methods by which to make the building a more environmentally efficient (energy management) and cost effective by way of lighting, heating, garbage/recycling or any other innovative method. Be an active contributor as Brookfield Properties works towards a 2050 goal of Net Zero.
Minimum of five (5) years of similar experience in managing one or more buildings in the downtown area – experience in a multi-use setting is preferred
Certified 4th Class Power Engineer or higher.
Possess or working toward an RPA, FMA, FMP, designation or equivalent would be an asset.
Previous supervisory/leadership experience is required with a successful track record of developing staff and promoting a positive work environment.
Experience and knowledge of project management, managing contract work, and preventative maintenance concepts
Must be able to prepare and administer operating budgets
Knowledge of engineering concepts related to central heating, cooling, ventilation and base building systems, including computer-based DDC systems and pneumatic systems.
Strong technical knowledge in building systems, equipment life cycling, and repairs.
Formal training and/or proven-applied experience in energy management and local building codes.
Proficient computer skills in MS Office (Word, Excel, PowerPoint) and ability to learn new technical software as required.
Must be able to review and interpret architectural, structural, plumbing, and electrical diagrams, and plans and specifications.
Familiarity with fire alarm systems, construction scheduling and project management.
Strong communication skills to manage dealings with coworkers, contractors, and tenants in a professional manner
Deadline-oriented and the ability to troubleshoot and resolve a wide variety of technical problems is required
Self-motivated, flexible, open-minded, collaborative team player, with strong attention to detail and quality control is required.
