Eden Heights, located in New Braunfels, Texas, is a senior apartment community supported by a dedicated team of property management professionals who are unmatched in the area.
We are seeking an experienced Maintenance Technician II (MT II) to support our mission of advancing better living and care for seniors. This role is ideal for a skilled, self-directed maintenance professional who can independently complete the majority of repairs while supporting vendors and ensuring high-quality property standards.
On-Call Requirement
This position requires availability for on-call duties, including evenings, weekends, and holidays, to respond to maintenance emergencies as needed. Monthly mobile phone allowance
Key Responsibilities
Perform advanced maintenance and repairs across HVAC, plumbing, electrical, carpentry, drywall, appliances, and building systems
Diagnose and resolve the majority of maintenance issues independently; escalate unresolved major repairs to management as needed
Prepare vacant units for move-in, including painting, cleaning, and carpet cleaning
Complete and coordinate preventive maintenance programs, inspections, testing, and documentation
Maintain interior and exterior common areas, grounds, parking lots, and walkways (including snow and ice removal)
Perform maintenance and testing on security systems, fire alarms, and door locks
Supervise, assist, and coordinate with outside vendors and service providers; obtain bids when required
Perform landscaping, trash removal, and common area cleaning as needed
Complete work orders, inspections, logs, and maintenance records accurately and timely
Ensure compliance with fair housing laws, safety regulations, and company policies
Communicate effectively with residents, management, vendors, and team members
Qualifications
High school diploma or equivalent required
2–5 years of residential, apartment, or facility maintenance experience required
Strong technical skills in HVAC, plumbing, electrical, carpentry, drywall, exterior structural, and appliance repair
HVAC certification required
Excellent troubleshooting, organizational, and communication skills
Ability to work independently with minimal supervision
Working knowledge of computer or tablet-based maintenance systems
Valid driver’s license and ability to meet company motor vehicle requirements
Physical Requirements
Frequent walking and stooping
Occasional climbing, standing, sitting, pushing, pulling, and driving
Ability to lift and carry 10–50 lbs frequently; heavier lifting as needed
