The MRT 3 – Door Systems Technician performs advanced-level maintenance, installation, inspection, and repair work on all door, gate, and access systems across off-airport properties. This includes a wide range of door and access control types—roll-up doors, sectional doors, high-speed doors, rolling steel doors, dock levelers, gates, gate arms, keypads, and fire doors. The role ensures all equipment functions safely, efficiently, and in compliance with company and regulatory standards.

YOUR IMPACT
These duties are not meant to be all-inclusive and other duties may be assigned.
Perform advanced maintenance, troubleshooting, and repair on a variety of commercial and industrial doors, including roll-up, sectional, high-speed, rolling steel, and fire-rated doors.
Inspect, maintain, and repair dock levelers, gate systems, gate arms, access keypads, and operator controls.
Conduct preventive maintenance (PM) and maintain accurate PM and service documentation.
Diagnose complex electrical, mechanical, and control issues with minimal supervision.
Ensure compliance with safety standards for all powered doors and fire-rated assemblies.
Lead or assist in the installation of new door systems and operators, ensuring alignment, calibration, and system functionality.
Support planning and scheduling of repairs and upgrades in coordination with leadership.
Coordinate and oversee contractors and vendors performing specialized repair or installation work.
Maintain parts inventory and make recommendations for materials or replacement equipment.
Adhere to company safety policies and ensure work areas remain hazard-free.
MINIMUM QUALIFICATIONS
High School Diploma or GED equivalent.
Valid Driver’s License.
Ability to obtain and maintain necessary airport security clearance.
Minimum five (5) years of progressively responsible maintenance or technical experience, including at least two (2) years working specifically with industrial or commercial door systems.
Flexibility to work variable shifts, including nights, weekends, and holidays as needed
Strong mechanical and troubleshooting skills.
Ability to read and interpret blueprints, wiring diagrams, and technical manuals.
Safe operation of power tools, lifts, and maintenance equipment.
Strong attention to detail and recordkeeping accuracy.
Ability to work independently with minimal supervision.
PHYSICAL DEMANDS
While performing the duties of a Door Technician, the employee is regularly required to stand; sit; walk; use hands and fingers to handle or feel; reach with hands and arms; stoop, kneel, crouch, or crawl; and talk or hear. The employee is frequently required to climb or balance and work in small or elevated spaces. Ladder work is required. The employee must regularly lift and/or move up to 50 pounds. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Strong hand-eye coordination is required.
WORK ENVIRONMENT
The work environment is similar to airport operation with vehicular traffic. The employee is regularly exposed to moving mechanical parts, high, precarious places, outside weather conditions, fumes or airborne particles, toxic or caustic chemicals, cold, and vibration. The noise level in the work environment is usually loud. Employees will work on an airport ramp around aircrafts and around heavy equipment.
