Plan maintenance work by defining required trades, repair times, access requirements, and total job duration.
Maintain and update Maximo asset hierarchy, ensuring accurate status for active and decommissioned assets.
Ensure all materials, parts, tools, permits, and required documentation are available before work is scheduled.
Work with Trades, Supervisors, and internal customers to define corrective maintenance, planned repairs, and small project scopes.
Maintain CMMS data integrity by verifying all inputs related to PMs, job plans, assets, and work order documentation.
Apply best maintenance planning practices to improve safety, reliability, equipment uptime, and work quality.
Create weekly maintenance schedules that optimize labor utilization, minimize downtime, and ensure PM compliance.
Coordinate all PM and CM work with Trades, Operations, Maintenance Supervisors, and other stakeholders.
Schedule and manage vendor-maintenance services such as generator inspections, racking inspections, and substation electrical maintenance.
Align scheduled maintenance windows with operational requirements to ensure safe and efficient execution.
Sequence work to balance priorities, resource availability, materials readiness, and safety considerations.
Ensure all planned work complies with legislative, regulatory, and code requirements (electrical code, fire code, building code, insurance standards).
Support ESA inspections and ensure electrical standards are maintained.
Utilize CMMS reporting to monitor planning and scheduling performance—including PM compliance, backlog, labor utilization, and planned vs. unplanned ratios.
Plan and optimize annual preventative maintenance, rebuild, and overhaul programs for equipment and facility systems.
Support capital projects, building initiatives, and cross-functional meetings as required (e.g., Think-box, stakeholder meetings).
