Lead Maintenance Technician

Position Summary

The Lead Maintenance Technician is a senior, hands-on technical role responsible for maintaining, troubleshooting, and repairing building systems to ensure safe and reliable facility operations. This position serves as the primary technical resource on site, with strong expertise in HVAC systems and well-rounded knowledge of electrical, plumbing, and general building maintenance. The role supports daily operations by performing complex repairs, assisting with work coordination, mentoring technicians, and ensuring preventive maintenance activities are executed to high standards.

 

Key Responsibilities

 

Technical Maintenance & Repair

  • Perform preventive maintenance and corrective repairs on commercial HVAC systems including air handling units, rooftop units, VAV systems, exhaust systems, and associated controls.

  • Diagnose and repair mechanical, electrical, and building system issues.

  • Troubleshoot equipment failures and identify root causes to minimize downtime.

  • Maintain and repair plumbing systems including fixtures, valves, pumps, and drainage components.

  • Perform electrical maintenance including lighting systems, breakers, motors, and basic control circuits (within qualification limits).

  • Execute general building maintenance including doors, ceilings, flooring, minor carpentry, and facility repairs.

 

Lead Technician Duties

  • Serve as technical lead and subject matter expert for maintenance staff.

  • Provide guidance and mentoring to junior technicians.

  • Assist supervisor with prioritizing work orders and coordinating daily activities.

  • Support training in maintenance procedures and safety practices.

  • Assist during complex repairs, shutdowns, and emergency response situations.

 

Preventive Maintenance & Reliability

  • Execute and support preventive maintenance programs to improve asset reliability.

  • Identify recurring issues and recommend long-term corrective solutions.

  • Ensure maintenance activities follow manufacturer and regulatory requirements.

  • Support predictive maintenance activities when applicable (infrared, vibration, etc.).

 

Work Management & Documentation

  • Utilize CMMS software (e.g., Maximo) to complete work orders and document maintenance activities.

  • Maintain accurate service records, asset history, and parts usage.

  • Assist in maintaining spare parts inventory and material tracking.

 

Vendor & Project Support

  • Escort and support contractors performing specialized work.

  • Verify vendor work quality and adherence to site procedures.

  • Assist with small projects, equipment installations, and facility improvements.

 

Safety & Compliance

  • Follow all safety procedures and promote safe work practices.

  • Participate in safety meetings and hazard assessments.

  • Ensure compliance with OSHA and site-specific safety requirements.

 

Required Qualifications

  • 5+ years of commercial or industrial maintenance experience.

  • Strong HVAC troubleshooting and repair experience.

  • Working knowledge of electrical, plumbing, and general building systems.

  • Ability to read technical drawings and equipment manuals.

  • Experience using CMMS/work order systems.

  • Strong troubleshooting and problem-solving skills.

 

Preferred Qualifications

  • HVAC certification or trade license.

  • EPA Universal Refrigerant Certification.

  • Experience in IFM, commercial real estate, manufacturing, and/or distribution facilities.

  • Experience supporting preventive or predictive maintenance programs.

 

Physical Requirements

  • Ability to lift up to 50 lbs.

  • Frequent standing, walking, bending, and ladder use.

  • Ability to work in mechanical rooms, rooftops, and industrial environments.

       

Compensation Details:

$38.46
