Position Summary
The Lead General Maintenance Technician is responsible for overseeing and performing hands-on maintenance activities across commercial office, manufacturing, and/or distribution facilities within an Integrated Facilities Management (IFM) contract. This role provides technical leadership to maintenance technicians, ensures high-quality service delivery, supports daily work execution, and assists with client escalations and compliance requirements. The position requires strong technical expertise across multiple trades, leadership capability, and a customer-focused mindset to support uptime, safety, and regulatory compliance.
Key Responsibilities
Technical & Operational Leadership
Lead and perform preventative, predictive, and corrective maintenance on building systems and equipment.
Provide daily direction and task prioritization for maintenance technicians.
Support troubleshooting and resolution of escalated maintenance issues.
Coordinate work assignments to ensure timely completion of work orders and PMs.
Review completed work for quality, safety, and compliance standards.
Assist in shutdown planning and critical maintenance activities.
Multi-Trade Maintenance Responsibilities
Perform a variety of repairs and tasks while directly assisting trades personnel including but not limited to replacing carpet and floor tiles, light bulbs and ceiling tiles, painting, and patching.
Plumbing systems (sinks, toilets, urinals, domestic water systems, minor piping repairs).
Carpentry and general building repairs (doors, ceilings, flooring, drywall).
Support basic mechanical systems including overhead doors, dock equipment, and HVAC equipment where applicable.
· Basic electrical troubleshooting (non-licensed).
CMMS & Documentation
Utilize CMMS (e.g., IBM Maximo) to:
Open, assign, and close work orders
Document labor hours, materials used, and repair notes
Track PM compliance and backlog
Assist in maintaining accurate asset data and equipment history.
Support reporting efforts and KPI tracking (PM compliance, response times, downtime metrics).
Client & Escalation Support
Act as first-line escalation point for daily maintenance issues.
Interface professionally with client representatives and occupants.
Provide technical input during client meetings when required.
Ensure issues impacting operations are communicated clearly and promptly.
Safety & Compliance
Ensure work is performed in compliance with OSHA, company safety standards, and site-specific procedures.
Support LOTO procedures and safety audits.
Maintain clean, organized work areas and ensure proper tool control.
Support GMP or regulated environment requirements if applicable.
Subcontractor Coordination
Escort and monitor subcontractors performing specialty work.
Verify scope completion and quality of contracted services.
Report performance issues to site leadership.
Minimum Requirements
High school diploma or GED required.
5+ years of general maintenance experience in commercial, manufacturing, or distribution environments.
Strong troubleshooting skills across HVAC, electrical, plumbing, and general building systems.
Basic proficiency in Microsoft Office.
Preferred Requirements
Prior experience in an IFM or multi-site contract environment.
Previous informal or formal leadership experience.
EPA 608 Certification
OSHA 10 or 30
Trade license (electrical, HVAC, etc.)
· Ability to read and understand repair manuals, specifications, drawings, and schematic diagrams.
Experience using a CMMS platform; Maximo experience is a plus.
Experience in predictive maintenance technologies (infrared, vibration, ultrasound) is a plus.
Physical Requirements
Ability to lift up to 50 lbs.
Frequent standing, walking, bending, and climbing ladders.
Ability to work in mechanical rooms, rooftops, and industrial environments.
Occasional off-hours or emergency response support may be required.
Compensation Details:
$31.25
