EDUCATION
High School Diploma or GED required
Completion of an apprenticeship or trade school program preferred
EXPERIENCE
Minimum of 5 years of experience in mechanical, electrical, and plumbing systems within a commercial property environment
QUALIFICATIONS
Relevant trade licenses or permits as required (e.g., Journeyman, Master Electrician, City Licenses)
EPA Section 608 “Universal” certification for refrigerants
Valid driver’s license with a clean driving record
Proficiency in Microsoft Outlook, Excel, and Word
Experience with HVAC systems, boilers, pumps, compressors, and water systems
Familiarity with energy management systems and building operations
TRAVEL REQUIRMENT:
This position requires ability to travel overnight a few times per month.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Inspect and maintain HVAC systems, including air handlers, chillers, boilers, and rooftop units.
Diagnose and troubleshoot HVAC issues, ensuring timely and effective repairs.
Monitor building automation systems (BAS) and adjust settings for optimal energy efficiency.
Perform seasonal HVAC system start-up and shutdown procedures.
Conduct routine inspections of building infrastructure, including roofs, windows, doors, and structural components.
Maintain logs and records of HVAC performance, maintenance activities, and repairs.
Assist with capital improvement projects related to building systems and infrastructure.
Support daily operations and maintenance of mechanical, electrical, and plumbing systems, as well as general building maintenance.
Supervise maintenance staff when applicable; assign and monitor maintenance tasks and projects.
Perform preventive maintenance, including filter changes, motor lubrication, lamp and fixture replacements, belt inspections and adjustments, motor bearing replacements, and shaft alignments.
Recommend enhancements to the preventive maintenance program.
Develop and maintain building-specific maintenance procedures.
Coordinate maintenance activities with external contractors and technicians.
Manage inventory and stock control for maintenance supplies.
Respond promptly to emergencies (e.g., fire, equipment failure) and tenant concerns.
Ensure compliance with all relevant codes, regulations, and safety practices.
Provide regular updates on building operations through monthly reporting.
Complete all required safety training annually.
Maintain a professional appearance and adhere to uniform standards.
