EDUCATION

  • High School Diploma or GED required

  • Completion of an apprenticeship or trade school program preferred

EXPERIENCE

  • Minimum of 5 years of experience in mechanical, electrical, and plumbing systems within a commercial property environment

QUALIFICATIONS

  • Relevant trade licenses or permits as required (e.g., Journeyman, Master Electrician, City Licenses)

  • EPA Section 608 “Universal” certification for refrigerants

  • Valid driver’s license with a clean driving record

  • Proficiency in Microsoft Outlook, Excel, and Word

  • Experience with HVAC systems, boilers, pumps, compressors, and water systems

  • Familiarity with energy management systems and building operations

TRAVEL REQUIRMENT:

  • This position requires ability to travel overnight a few times per month.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

  • Inspect and maintain HVAC systems, including air handlers, chillers, boilers, and rooftop units.

  • Diagnose and troubleshoot HVAC issues, ensuring timely and effective repairs.

  • Monitor building automation systems (BAS) and adjust settings for optimal energy efficiency.

  • Perform seasonal HVAC system start-up and shutdown procedures.

  • Conduct routine inspections of building infrastructure, including roofs, windows, doors, and structural components.

  • Maintain logs and records of HVAC performance, maintenance activities, and repairs.

  • Assist with capital improvement projects related to building systems and infrastructure.

  • Support daily operations and maintenance of mechanical, electrical, and plumbing systems, as well as general building maintenance.

  • Supervise maintenance staff when applicable; assign and monitor maintenance tasks and projects.

  • Perform preventive maintenance, including filter changes, motor lubrication, lamp and fixture replacements, belt inspections and adjustments, motor bearing replacements, and shaft alignments.

  • Recommend enhancements to the preventive maintenance program.

  • Develop and maintain building-specific maintenance procedures.

  • Coordinate maintenance activities with external contractors and technicians.

  • Manage inventory and stock control for maintenance supplies.

  • Respond promptly to emergencies (e.g., fire, equipment failure) and tenant concerns.

  • Ensure compliance with all relevant codes, regulations, and safety practices.

  • Provide regular updates on building operations through monthly reporting.

  • Complete all required safety training annually.

  • Maintain a professional appearance and adhere to uniform standards.

PHYSICAL DEMANDS
