HVAC Manager – Central Role (Multi‑Site Oversight)

Central Office (with frequent travel across sites)
Role Objective
The HVAC Manager (Central Role) is responsible for strategic oversight, governance, technical excellence, energy optimization, and lifecycle management of HVAC systems across multiple local sites.
The role ensures uniform standards, reliability, statutory compliance, cost efficiency, and sustainability alignment while supporting site teams and acting as the escalation authority for complex HVAC issues.
Key Responsibilities & Scope of Work
1. Central HVAC Governance & Standardization
Act as the central subject‑matter authority for HVAC systems across all locations.
Define, implement, and enforce HVAC design standards, SOPs, and best practices.
Standardize:
System configurations
Maintenance philosophies
Performance benchmarks
Reporting formats
Review and approve technical deviations, upgrades, and retrofits proposed by sites.
2. Multi‑Site Operations Oversight
Provide central oversight for:
Chiller plants (air‑cooled / water‑cooled)
VRF / VRV systems
AHUs, FCUs, FAHUs
Cooling towers, pumps, and piping networks
Monitor uptime, redundancy, and critical system reliability across sites.
Review site performance dashboards:
Equipment health
Breakdown trends
PM compliance
Act as final escalation point for repetitive or high‑impact failures.
3. Energy, Efficiency & Sustainability
Drive energy optimization initiatives across all HVAC operations.
Analyze:
kW/TR
Plant efficiency trends
Load vs capacity matching
Support LEED, IGBC, ISO 50001, ESG, and Net‑Zero initiatives.
Identify and implement:
Energy conservation measures (ECMs)
Automation improvements
Retrofit opportunities
Support energy audits and sustainability reporting.
4. Technical Audits & Risk Management
Conduct periodic HVAC technical audits across sites.
Assess:
Asset condition
Obsolescence risk
Maintenance quality
Safety and compliance gaps
Prepare risk registers and CAPEX/Audit closure roadmaps.
Ensure time‑bound closure of audit observations.
5. Preventive & Predictive Maintenance Strategy
Define central PM and PdM frameworks.
Implement condition‑based maintenance approaches.
Review AMCs and OEM service strategies for optimal coverage.
Reduce:
Reactive maintenance
System downtime
Emergency call‑outs
6. CAPEX, Projects & Lifecycle Planning
Support feasibility studies for:
Chiller replacement
System expansion
Tenant fit‑outs
Technology upgrades
Prepare / review:
BOQs
Technical specifications
Cost estimates
Review commissioning, testing, and handover documentation.
Drive long‑term HVAC lifecycle planning.
7. Vendor & Contractor Governance
Evaluate HVAC vendors, OEMs, and AMCs across all sites.
Standardize vendor performance metrics and SLAs.
Participate in:
Technical bid evaluations
Vendor negotiations
Performance reviews
Resolve vendor escalations and disputes.
8. Compliance, Safety & Statutory Alignment
Ensure compliance with:
NBC
ASHRAE standards
Local statutory requirements
Client‑specific requirements
Drive safety adherence during maintenance and projects.
Support statutory inspections and third‑party audits.
9. Client & Stakeholder Engagement
Act as central HVAC SPOC during:
Client audits
Technical presentations
Critical escalations
Support site FM teams in addressing client concerns.
Present:
HVAC performance reports
Risk mitigation plans
CAPEX justifications
to senior management and clients.
10. Team Enablement & Knowledge Management
Mentor regional / site HVAC engineers and managers.
Conduct:
Technical workshops
Knowledge‑sharing sessions
Best‑practice forums
Develop:
HVAC playbooks
Technical guidelines
Troubleshooting manuals
Key Deliverables
Central HVAC SOPs & standards
Energy efficiency and performance dashboards
Audit reports and risk matrices
CAPEX business cases
Vendor SLAs and performance reviews
Client‑ready technical presentations
Qualifications
Bachelor’s Degree in Mechanical Engineering
Master’s Degree / Professional certifications (preferred):
HVAC Design
Energy Management
Sustainability / Green Building
Experience
15–25+ years of HVAC experience in:
Large commercial / IT parks
Industrial or mission‑critical facilities
Multi‑site facility management
Mandatory experience in central or regional governance roles
Technical Competencies
Chiller plant design & optimization
VRF / VRV systems
BMS / IBMS integration
ASHRAE & NBC standards
Energy audits & retrofits
HVAC automation & analytics
