SUPERVISION:

EDUCATION AND REQUIRED CREDENTIALS:
- Bachelor’s Degree; Advanced Degree desirable or an equivalent combination of education and experience
EXPERIENCE AND SKILLS:
- 15+ years of progressive leadership experience in corporate real estate, facilities management, or corporate security, preferably within a healthcare or multi-site clinic environment.
- Extensive knowledge of healthcare regulations (e.g., CMS, HIPAA) as they relate to real estate and security operations.
- Excellent interpersonal, executive communication, negotiation, and presentation skills with the ability to build relationships with, engage with. and influence stakeholders at all levels.
- Proven track record of developing and executing large-scale real estate and security strategies. Experience making recommendations to executive management supported by thorough analysis using financial information and other relevant empirical data.
- Strong change management skills. Comfortable with ambiguity and managing multiple priorities simultaneously
- Experience managing and organizing workflow, processes, systems and tools, resulting in best practices. A high service mindset and sense of urgency.
- Strong financial acumen, including real estate investment principles, cash flow and P&L management. Deep expertise in risk assessment, crisis management, and business continuity planning for a healthcare setting.
- Strong understanding of real estate and security technology, systems, and best practices relevant to clinical environments.
- Strong leadership skills to build and manage a diverse team, coupled with excellent communication skills to report to senior management and engage with various stakeholders.
PURPOSE AND SCOPE:
The Head of US Clinic Real Estate & Corporate Security is a senior leadership role accountable for the real estate portfolio and corporate security program for all US-based dialysis clinics and vascular centers. This role ensures the efficient and strategic management of real estate transactions, design and construction, facilities operations, and security measures. The Head of US Clinic Real Estate & Corporate Security is responsible for creating and maintaining a safe and compliant environment that protects patients, employees, and company assets while supporting the delivery of high-quality, uninterrupted patient care. This position reports directly to the SVP, Head of Global Real Estate and Corporate Security.
PRINCIPAL DUTIES AND RESPONSIBILITIES:
Real Estate Portfolio Management
- Develop and execute a comprehensive US clinic real estate strategy that aligns with long-term business objectives, operational requirements, and financial targets. Determine the right sized real estate footprint for US clinics. Engage senior leaders in strategic real estate for US clinics and drive disciplined financial management of real estate capital and operational spend for US clinics.
- Oversee all real estate transactions for US clinics, including clinic site selection, leasing, acquisition, disposition, and renewal of properties, negotiating optimal terms and conditions.
- Lead all design and construction project delivery for US clinics including new clinics, relocations, and renovations, ensuring projects are on schedule, within budget, and compliant with all healthcare regulations. Deliver dynamic spaces for patients and employees while designing and building with security in mind.
- Drive space planning initiatives for US clinics to maximize portfolio efficiency, optimize clinic layouts for patient flow and staff safety, and accommodate evolving clinical needs.
- Support the Care Delivery business leaders with facilities management and site operations for the US clinic portfolio, ensuring efficient and cost-effective delivery of services and a consistent patient experience. Through introduction of best practices and co-development of business continuity plans, ensure robust continuity for critical business infrastructure.
- By collaborating with the Global Real Estate Center of Excellence (CoE), increase focus on strategies, best practices, and innovation in the US clinic real estate portfolio and operations. Leverage data, digital, and technology to transform the US clinic real estate portfolio.
- Ensure all clinic facilities and operations are in strict compliance with federal, state, and local healthcare regulations, including CMS, HIPAA, and other relevant guidelines.
Corporate Security and Risk Management
- Implement a robust corporate security strategy to protect patients, employees, physical assets, and sensitive data across all US clinics, including vascular centers.
- Oversee all physical security measures, including access control systems, video surveillance, security technology, and security personnel, managing both in-house resources and third-party vendors.
- Enforce corporate security policies, procedures, and standards specifically tailored to the unique environment of dialysis clinics, ensuring compliance with all healthcare privacy and security regulations.
- Together with the Care Delivery business, lead the security response to incidents and emergencies at US clinics, such as workplace violence, theft, or data breaches, coordinating with internal teams, law enforcement, and emergency services as necessary.
- Conduct regular risk assessments for all US clinic and vascular center locations, with a focus on mitigating threats related to physical security, patient and employee safety, and clinic-specific vulnerabilities.
- By collaborating with the Corporate Security Center of Excellence (CoE), increase focus on security strategies, best practices, and innovation in US clinics and operations.
Leadership and Collaboration
- Lead, mentor, and manage a team of real estate and corporate security professionals, fostering a culture of high performance and continuous improvement. Lead an inclusive organization committed to an environment of career growth and professional development and role model strong skills in business acumen, financial management, people management, transparent communication, and relationship building.
- Act as the business partner to the Care Delivery Leadership team for real estate and corporate security. Serve as the primary point of contact within Global Real Estate and Corporate Security for the Care Delivery business segment and cultivate relationships with key stakeholders in Care Delivery.
- Transparently partner with the business and functions and optimize the target operating model between in-house and outsourced capacity. Partner with third party organizations to execute on business needs in the most effective and cost-efficient way.
- Collaborate effectively with clinical operations, IT, Legal, Human Resources, and other stakeholders to align real estate and security programs with business and patient care goals.
- Develop and manage the budget for US clinic real estate and corporate security functions, ensuring resources are allocated effectively.
- Develop and present reports on real estate portfolio performance, security incidents, and risk posture to executive leadership.
