Title: Head of Portfolio (High Rise Buildings) 18 Month Maternity Cover
Location: London. Bristol or Manchester
WORKING PATTERN: Our work style is hybrid, which involves spending at least two days per week, or 40% of our time, at one of our office sites with regular travel to our building sites when required.

Relationship Management
- Business lead for the relationship between the appointed Tall Building Managing Agents and Lloyds.
- Working with the appointed agents daily to maintain a strong and trustworthy working relationship, to ensure they can perform as required meeting all SLAs.
- Collaborating with appointed specialist Building Safety Act consultants to ensure a fully compliant asset is delivered and that the managing agents are supported throughout the process to maintain their BSA obligations.
- Collaborate closely with internal stakeholders in investment and development teams to deliver assets according to plan.
Mobilisation
- Liaise with internal stakeholders (under the guidance of the managing agent and external consultants) to make decisions relating to, product delivery, customer journey, mobilisation and operational budgets leasing and operational strategies.
- Provide insight and make decisions on the end product regarding specification in homes and amenity spaces, ensuring all costs are within the investment budget.
- Work with the finance team to ensure that the managing agent has sufficient funds.
- Ensure the Managing Agent is ready for building launch, via internal governance processes.
- Attend regular site progress meetings.
- React quickly to changes in handover dates and the resultant affects this will have on operations and leasing strategy.
- Complete the internal governance tasks required to achieve sign off to launch the asset.
Portfolio Management
- Post handover management of the assets to drive strong operational performance and compliance at all times.
- Work with internal stakeholders and managing agents to troubleshoot post-handover complications.
- Ensure adherence of operational strategies, suggesting changes to approach where necessary.
- Closely monitor lease up and lettings performance of each asset, balancing the need for occupancy and yielding rents.
- Have oversight of arrears, PPMs, insurance claims, defects management and all onsite operational issues and make informed decisions or involve internal specialists where required.
- Be able to react to agent underperformance and work with them to make improvements.
- Scrutinise and report internally on the monthly MI provided by the managing agents and use this data to inform decision making.
- Chair monthly & quarterly Asset Performance meetings with the Managing Agent to govern their performance.
- Work with Lloyds internal Customer team to respond to direct customer communications and complaints.
- Drive rent values through rent reviews, in line with valuation reports.
- Identify gaps in processes and create solutions.
- Collaborate with the managing agent to create an annual budget for each scheme.
- Achieve performance of agreed Portfolio Deliverables
Building Safety Act
- Drive continual improvement and development of Lloyds internal processes.
- Make decisions relating to BSA matters under the guidance of specialist consultants.
- Monitor & question Managing Agent performance and site operations to ensure any reportable incidents are appropriately dealt with.
- Ensure Managing Agent has the support and guidance from specialist consultants to remain compliant.
- Report internally on any BSA related incidents and keep stakeholders informed where appropriate.
Background Experience
- Significant residential property management and operations experience, particularly in high rise/tall buildings.
- Experience in operational performance and compliance.
- Must have deep knowledge of the Buildings Safety Act.
- Ability to manage internal and external stakeholders.
- Dynamic, driven and ability to work at pace.
