SUPERVISION:

This position will manage a team of real estate and corporate security professionals focused on all sites in Germany.

EDUCATION AND REQUIRED CREDENTIALS:

A bachelor's degree in real estate, business administration, criminal justice, or a related field is typically required, with a master's degree or MBA often preferred.

EXPERIENCE AND SKILLS:     

  • A minimum of 15+ years of progressive leadership experience in corporate real estate, facilities management, or corporate security, preferably within a company within a healthcare environment with diverse property types (e.g., offices, clinics, labs, manufacturing plants).
  • Extensive knowledge of healthcare regulations as they relate to real estate and security operations.
  • Excellent interpersonal, executive communication, negotiation, and presentation skills with the ability to build relationships with, engage with and influence stakeholders at all levels.
  • The ability to think strategically, align real estate and security with broader business goals, and influence executive decisions.
  • Proven track record of developing and executing large-scale real estate and security strategies.  Experience making recommendations to executive management supported by thorough analysis using financial information and other relevant empirical data.
  • Strong change management skills.  Comfortable with ambiguity and managing multiple priorities simultaneously.
  • Experience managing and organizing workflow, processes, systems and tools, resulting in best practices.  A high service mindset and sense of urgency.
  • Deep expertise in risk assessment, crisis management, and business continuity planning for a healthcare setting.
  • Strong understanding of real estate and security technology, systems, and best practices relevant to corporate, lab, and manufacturing environments.
  • Strong leadership skills to build and manage a diverse team, coupled with excellent communication skills to report to senior management and engage with various stakeholders.

PURPOSE AND SCOPE:

The Head of Germany Real Estate & Corporate Security is a senior leadership role accountable for the real estate portfolio and corporate security program for all Germany-based locations, including the company’s Global Headquarters Campus Hub, other office locations, clinics, labs, and manufacturing plants. This role ensures the efficient and strategic management of real estate transactions, design and construction, facilities operations, space planning, and security measures. The Head of Germany Real Estate & Corporate Security is responsible for creating and maintaining a safe and compliant environment that protects patients, employees, and company assets while supporting the delivery of high-quality, uninterrupted patient care. This role ensures alignment with global standards while addressing local regulatory and business requirements. This position reports directly to the SVP, Head of Global Real Estate and Corporate Security.

Real Estate Portfolio Management

· Develop and execute a comprehensive real estate strategy for Germany that aligns with long-term business objectives, operational requirements, and financial targets. Determine the right sized real estate footprint for Germany. Engage senior leaders in strategic real estate for Germany and drive disciplined financial management of real estate capital and operational spend for all locations in Germany.

· Collaborate with the Head of US Office, Lab, Plant Real Estate & Corporate Security to implement FME’s Reinforcing Hybrid Working model in Germany. Create welcoming offices and “hub” locations where FME has a substantive mass of employees located. Collaborate with HR and ITS to confirm or, where needed, increase site readiness.

· Oversee all real estate transactions within Germany for the company’s Global Headquarters Campus Hub, other office locations, clinics, labs, and manufacturing plants, including site selection, leasing, acquisition, disposition, and renewal of properties, negotiating optimal terms and conditions.

· Lead the finalization and implementation of Project Homeland, FME’s purchase of strategic real estate assets in Germany from Fresenius SE & Co. KGaA. Prepare recommendations and project plans for C-Level executives, align those recommendations across the enterprise, present those recommendations, and secure required approvals. Assess risks and develop/implement mitigation plans, especially the risks associated with a related-party transaction with FSE. Lead a cross-functional team of professionals from various disciplines whose expertise is required to successfully complete the project.

· Lead all design and construction project delivery in Germany, from new developments to renovations and tenant improvements, ensuring projects are on schedule and within budget, and compliant with all healthcare regulations. Deliver dynamic spaces for employees while designing and building with security in mind.

· Drive space planning initiatives across Germany to maximize portfolio efficiency, accommodate evolving workplace needs (e.g., hybrid models), and support specialized requirements for clinic, lab, and plant environments.

· Direct all facilities management and site operations for FME’s Global Headquarters Campus Hub, other offices, labs, and in-scope manufacturing plant locations, ensuring efficient and cost-effective delivery of services. Commit to service excellence and ensure that landlords, internal/external facilities managers have a sense of urgency and provide a great workplace experience.

· By collaborating with the Global Real Estate Center of Excellence (CoE), increase focus on strategies, best practices, and innovation in the German real estate portfolio. Monitor German real estate market trends to identify opportunities, assess risks, and inform real estate investment decisions.

Corporate Security and Risk Management

· Implement a robust corporate security strategy to protect employees, physical assets, sensitive data, and intellectual property across all sites in Germany.

· Oversee all physical security measures, including access control systems, video surveillance, security technology, and on-site security personnel, managing both in-house teams and third-party vendors.

· Enforce corporate security policies, procedures, and standards, ensuring compliance with relevant country and local regulations.

· Lead the security response to incidents and emergencies in Germany, coordinating with internal teams, law enforcement, and other emergency services.

· Conduct regular risk assessments for all German locations, with a focus on mitigating threats related to physical security, workplace violence, and facility-specific vulnerabilities.

· Serve as the executive lead for event security for the FME Annual General Meeting (AGM). Collaborate with Investor Relations, FSE Security, and third-party security providers, and other internal/external parties to plan and oversee security for the AGM.

· By collaborating with the Corporate Security Center of Excellence (CoE), increase focus on security strategies, best practices, and innovation across all sites in Germany.

Leadership and Collaboration

· Lead, mentor, and manage a team of real estate and corporate security professionals, fostering a culture of high performance and continuous improvement. Lead an inclusive organization committed to an environment of career growth and professional development and role model strong skills in business acumen, financial management, people management, transparent communication, and relationship building.

· Act as the business partner to the Care Enablement Leadership team for real estate and corporate security. Serve as the primary point of contact within Global Real Estate and Corporate Security for the Care Enablement business segment and cultivate relationships with key stakeholders in Care Enablement.

· Serve as the primary liaison with business leaders in Germany to align real estate, facilities and security with local business priorities.

· Transparently partner with the business and functions and optimize the target operating model between in-house and outsourced capacity. Partner with third party organizations to execute on business needs in the most effective and cost-efficient way. Collaborate effectively with senior management and internal stakeholders—including IT, Legal, Human Resources, and Business Continuity—to align real estate and security programs with business and patient care goals.

· Develop and manage the budget for real estate and corporate security functions in Germany, ensuring resources are allocated effectively.

· Develop and present reports on real estate portfolio performance, security incidents, and risk posture to executive leadership.
