Position Overview:
Responsible for leading and coordinating the operation, maintenance, and repairs of building systems for a large commercial property. Develop and perform routine building inspections, preventative maintenance, and repairs to maintain property in the highest possible industry standards of quality. Organize resources to perform skilled work in specific fields of carpentry, painting, plumbing, building drainage, automatic fire sprinkler systems, Class A building finishes, building water protection and ornamental water fountains. Provides oversight and coordinates assignments for assigned staff.
KEY RESPONSIBILITES:
- Ensures that all work is performed in accordance with the industry best practices, in compliance with all company, local, State, Federal and Braves Engineering safety regulations and guidelines.
- Works in conjunction with Management to help plan and implement an effective preventive maintenance program for all building maintenance components, systems and structures.
- Maintains records, schedules, charts, etc., as required to ensure proper and timely P.M. or repair of components, systems and structures.
- Research and utilize O&M information to ensure correct maintenance procedures are being followed in all maintenance operations.
- Orient new employees and help train employees in department procedures.
- Submit ideas and suggestions to Management to help plan work schedules and assignments in accordance with O&M repair requirements.
- Reviews schedules, operations reports, equipment conditions, parts and material inventories to help maximize effectiveness of department programs.
- Reviews available material to discover ways that improvement can be made in the maintenance operations.
- Recommend special training for assigned personnel when indicated by job performance and other on-shift activities in accordance with personnel policies and subject to approval of Management.
- Make certain that all assigned personnel understand and accept the responsibilities and authorities described in their job descriptions.
- Provides requested input to help in developing annual planning for capital expenditures.
- Determine the reasons for component, systems or structures malfunctions, decide upon corrective actions and functions to ensure proper and timely repairs.
- Helps develop techniques for work method simplification, improving working conditions, reducing costs, and staying informed on matters which improve results.
- Regularly inspects assigned equipment to ensure proper operation.
- Ensures that equipment is properly tagged and secured before maintenance or repair work is performed.
- Read and interpret architectural drawings, operations manuals, control schematics, etc.
- Exchanges information regarding relevant components, systems and structures with Consultants and Contractors as directed.
- Seeks and exchanges information regarding operation, maintenance and repair of existing or new components, systems and structures and confers on application of new developments in existing equipment available to the industry with Manufacturer's Representatives as directed.
- Secures ordering information and prices for materials, equipment, spare parts, replacement equipment, etc., and exchanges information and relevant application data with Vendors as directed.
- Assists in preparing purchase orders for materials, tools, equipment, spare parts, etc.
- Performs other duties as required or as assigned by Management.
Requirements:
- Bachelors Degree or Trade School Equivalent.
- Minimum of five (5) years in the operation, maintenance and/or construction of large commercial properties.
- Proficient in the use of Microsoft Office, Outlook applications.
- Highly motivated, self-starter who can work well in a very busy environment.
- Ability to effectively work on multiple projects/assignments simultaneously.
- Ability to perform job duties and schedule/prioritize work for reporting staff as assigned.
- Follow written or oral direction as specified by Director.
- Good communication verbal and written skills in working effectively with all individuals.
- Be able to accurately and neatly complete all paperwork as required.
- Exercise good judgement in dealing with co-workers, vendors, and management.
- May be subject to 24 hour and 7 days per week on call.
- Ability to perform job responsibilities working on scaffolding, boom lifts, ladders.
- Ability to routinely lift up to 75 pounds.
- Employees will maintain proper dress attire as instructed, including proper uniforms and shoes. No sneakers, tennis shoes or blue jeans are to be worn at any time.
