A day in the life 

The Fund Analyst supports the daily operations, analysis, and reporting of a Prologis-managed U.S. fund, working in close partnership with the Fund Manager. This role is well-suited for a driven, analytical professional who thrives in a fast-paced environment and enjoys both detail-oriented work and big-picture thinking. 

The position offers broad exposure across the organization, with regular interaction with a sovereign wealth investor, Fund Management, and senior leadership across Prologis. 

Key Responsibilities Include 

  • Maintain and model portfolio return performance and fund financials, both historical and projected 

  • Maintain fund leasing model by reviewing executed leases and validating lease terms against annual budget assumptions 

  • Maintain quarterly valuation model and participate in quarterly valuation review calls 

  • Partner with Accounting to prepare quarterly investor reporting packages, including portfolio updates and review of NAV calculations 

  • Prepare monthly investor reporting packages with full supporting schedules and assist in presenting results to investors 

  • Prepare quarterly distribution calculations  

  • Participate in bi-weekly investor calls and respond to ad hoc investor inquiries 

  • Assist in the preparation of quarterly Board of Directors materials 

  • Prepare monthly budget-to-actual analyses for NOI and capital expenditures, clearly explaining key drivers of over- or under-performance 

  • Collaborate with local market teams to obtain explanations for operational and financial variances 

  • Assist in the preparation of the Annual Plan and Budget 

  • Maintain existing data processes and develop automated financial reporting to improve efficiency, accuracy, and insight generation. 

Building Blocks for Success 

Required: 

  • 2+ years of relevant experience in finance, accounting, economics, data science, or a related field. 

  • Strong analytical skills with exceptional attention to detail and the ability to interpret financial data holistically while performing accurate and efficient return and performance calculations. 

  • Solid understanding of financial and accounting principles, including cash flow modeling and sources and uses of capital, with the ability to collaborate effectively with Fund Accounting, Treasury, and Capital Markets teams. 

  • Collaborative, team-oriented mindset paired with the ability to work independently and manage responsibilities proactively. 

  • Hands-on, self-starter approach with the ability to manage multiple priorities and respond to ad hoc business requests in a practical manner. 

  • Commitment to continuous learning, demonstrated by curiosity, adaptability, and openness to feedback from managers, peers, and partners. 

  • Proven discretion and ability to handle sensitive and confidential information appropriately. 

  • Strong interpersonal and communication skills, including the ability to clearly summarize complex financial concepts for internal and external stakeholders. 

  • Advanced Excel skills and proficiency across the full Microsoft Office suite. 

Preferred: 

  • Experience with data visualization or programming tools such as Tableau, Power BI, Sigma, Python, R, or SQL is a plus. 

  • Familiarity with CRM systems or relational databases, such as Dynamo, is a plus. 

Hiring Salary Range of: $78,000 -$98,000. Salary and whole compensation package (bonus target) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
