Financial & Transaction Analyst - IPS Team
Position Overview
Join our dynamic Integrated Portfolio Solutions (IPS) team as a Financial & Transaction Analyst, supporting 200+ annual transactions for global corporate clients across office and industrial properties. This role focuses on delivering sophisticated financial modeling and analysis to drive strategic real estate decisions for Fortune 500 clients.
Primary Responsibilities
Financial Modeling & Analysis
Prepare comprehensive financial analyses including NPV cash flow models for lease transactions and portfolio opportunities
Develop and maintain complex financial models for headquarters relocations, master planning initiatives, and strategic real estate projects under senior supervision
Build new financial models from scratch to address unique client scenarios and transaction structures
Conduct portfolio opportunity mining to identify cost optimization and strategic value creation opportunities
Perform sensitivity analyses and scenario modeling to support client decision-making
Transaction Support & Analysis
Evaluate client building alternatives through detailed qualitative and quantitative analysis
Compare lease options across multiple scenarios, incorporating market conditions, financial terms, and operational requirements
Support transaction teams with financial justification and business case development
Prepare client-ready financial summaries and recommendations
Lease Analysis & Documentation
Review and analyze lease documents for financial terms, escalations, and key provisions with meticulous attention to detail
Prepare comprehensive lease summaries highlighting critical financial and operational terms
Conduct lease criteria reviews ensuring alignment with client requirements and market standards
Maintain database of lease terms and market intelligence for benchmarking purposes
Accounting & Financial Reporting Support
Apply GAAP accounting principles to lease accounting analysis and financial reporting
Assist with lease classification determinations and financial statement impact assessments
Support clients with lease accounting compliance and reporting requirements
Collaborate with client finance teams on accounting treatment of real estate transactions
Client & Team Collaboration
Support senior team members in client presentations and financial model reviews
Collaborate with brokers, project managers, and legal teams on transaction execution
Assist in due diligence processes for complex transactions
Participate in client meetings as appropriate to present financial analysis
Required Qualifications
Bachelor's degree in Finance, Accounting, Real Estate, or related field
2-4 years of experience in financial analysis, preferably in commercial real estate
Strong understanding of GAAP accounting principles, particularly lease accounting standards
Advanced Excel skills with ability to build complex financial models from scratch
Exceptional attention to detail and accuracy in financial analysis
Strong analytical and quantitative skills
Experience with DCF modeling and NPV analysis
Excellent written and verbal communication skills
Preferred Qualifications
Commercial real estate experience or coursework
Experience with ASC 842 lease accounting standards
Familiarity with lease structures and real estate terminology
Experience with financial modeling software (Argus, etc.)
Understanding of corporate real estate strategies
CPA or progress toward CPA certification preferred
Professional designations (CFA, CRE, CCIM) a plus
