About the role:

We are seeking a Financial Analyst, Development to join our Toronto team. This role provides analytical and financial support to the Development group on a variety of real estate projects including new developments, redevelopments, and acquisitions. The successful candidate will play a key role in assessing project feasibility, preparing financial models, and supporting decision-making through detailed analysis and reporting.

  • Build, maintain, and refine detailed development proformas and cash flow models in Excel and Argus.

  • Conduct financial analyses to evaluate the feasibility, risk, and returns of potential development and redevelopment opportunities.

  • Support Development team throughout all project phases from early-stage due diligence and entitlement through to construction and stabilization.

  • Assist in the preparation of Investment Committee and client approval packages, including financial summaries and sensitivity analyses.

  • Contribute to monthly and quarterly development reporting and project reforecasting, providing updates on budgets, schedules, and key milestones

  • Review and summarize third-party reports, including market, cost, environmental, geotechnical, and engineering studies.

  • Collaborate with internal and external stakeholders to verify assumptions, coordinate inputs, and ensure the accuracy of development models.

  • Participate in market research and analysis to support investment and development strategies.

  • Prepare ad-hoc analysis and projects as needed.

What you bring:

  • A university degree in Business, Finance, Economics, Real Estate, or a related field.

  • Qualified candidates will have 3 years of experience in real estate development, investment analysis, or asset management; institutional or large-scale experience is an asset.

  • Strong financial acumen with proven experience in real estate underwriting, valuation, and discounted cash flow analysis.

  • Proficiency in Argus, Excel, PowerPoint, and financial modeling.

  • Understanding of real estate fundamentals including development yields, capitalization rates, leasing structures, and capital markets.

  • Familiarity with major Canadian real estate markets and multi-asset property types (office, industrial, residential, or retail)

  • Excellent written and verbal communication skills, with the ability to convey complex information clearly and concisely.

  • Highly organized, detail-oriented, and able to manage multiple priorities in a fast-paced environment.

  • A collaborative mindset with strong interpersonal skills, integrity, and a genuine interest in learning and contributing to team success.
