This position reports to the Director of Architectural Systems. Responsible for project management; managing contractors/vendors who are performing building maintenance encompassing the vertical and horizontal Architectural envelope. Assists in the development of maintenance priorities and drafting funding proposals for these priorities. Ensures contracts are compliant with university policies, health and safety laws, and procurement regulations. Performs other duties such as assuming the duties of the Director in his absence and being available for emergency events.
Job Responsibilities:
Manages the University Elevator contract on all facilities/buildings. Reviews plans on specification to ensure they conform to ASME A17.1, local building codes, and University standards. Schedule/coordinate preventative maintenance for all elevators, escalators, and lifts. Coordinate annual safety inspections and ensure that all certificates of operation are current and properly posted. Monitor contractor performance through maintenance logs, downtime reports and site audit. Organize meetings with Leadership, PDC, Architects, Contractors, and Users. Coordinate with vendors who provide elevator support to ensure the equipment is installed correctly and maintain bidding documentation. Meets with Users and PDC to develop modernization plans and specifications.-35%
Manages, administers, coordinates, and supervises vendors who are under contract with the University to perform maintenance encompassing the vertical and horizontal Architectural envelope. Examples of such contracts are: Interior/Exterior Structural Repairs, Roof repairs, Floor/Wall/Ceiling repairs, Glass repair, Installation/Replacement of Carpet, Installation/Replacement of Blinds, etc. Prepares specifications for contracts, submits requisitions to Purchasing and works with Purchasing to make award. Ensures that work is done on time, audits workmanship for quality, audits invoices for accuracy, and ensures costs stay within budget-25%
Consults with professional staff within Facility Services on budget issues, personnel situations, contract specifications, planning and scheduling information, statistical information, job priorities and advises solutions to relevant problems. Analyze expenditures and identify opportunities for cost savings or sustainability improvements. Performs other related duties as required such as assuming the duties of department leadership who are on leave, being available for an emergency situation that may arise. Promotes good will through public relations efforts such as visits to individual customers who have requested services and coordinates the activities. -15%
Work with FS Environmental Manager, the Office of Risk Management, FEMA, & Emergency Operations Center on special projects. Assist in disaster remediation and recovery efforts on campus, including working with contractors to support emergency response & managing those efforts. Develops & reviews scope of work and inspects work performed by LSU crews, contractors, and LSU Disaster Response & Recovery Services.-10%

Such contractors are: Carpenter, Painter/Plaster, Sheet Metal, Labor, etc. Prepares specifications for contracts, submits requisitions to Purchasing and works with Purchasing to make award. Contacts vendor(s) to make arrangements for supplemental labor to be available when needed, audits invoices for accuracy, prepares shop material reports, and ensures costs stay within budget.-10%

Minimum Qualifications:
Bachelor's
Years of Experience - Three years of experience in building construction trades or in general building construction, maintenance or related field.
Specific Experience- Two years of construction management, contract management, project management or related management level experience

Due to the position's physical requirements, a pre-employment physical examination will be required per FASOP: HR-04.
This position requires a valid driver's license, will require an MVR, and is subject to drug screens per PM-33/PS-67/FASOP HR-04.
