Facilities & Real Estate Manager
Location: Manila, Philippines
 

Position Summary

The Facilities & Real Estate Manager is responsible for overseeing the daily operations, maintenance, and compliance of the Manila office, supporting a workforce of over 500 employees. This role ensures that the work environment remains safe, efficient, and conducive to productivity. The Facilities Manager will lead facilities staff and vendors, manage operational budgets and contracts, and ensure adherence to company and government standards.

This position works closely with the Site Leader and regional Real Estate and Facilities team to deliver best-in-class site operations, workplace experience, and sustainability programs.

Key Responsibilities

Operational Management

  • Oversee day-to-day facility operations, including building maintenance, utilities, housekeeping, and security.
  • Implement preventive and corrective maintenance programs for all building systems (HVAC, electrical, fire protection, plumbing, access control, CCTV, etc.).
  • Lead space planning, renovations, and workspace optimization initiatives to support business needs.
  • Ensure smooth delivery of site support services and maintain business continuity during disruptions.

 

Budget and Asset Management

  • Develop, track, and manage the site facilities budget, including cost forecasting, reporting, and variance analysis.
  • Identify and implement cost optimization opportunities.
  • Maintain accurate inventory of office supplies, equipment, furniture, and company assets, ensuring proper documentation and tracking.

 

People and Vendor Leadership

  • Supervise a team of at least three facilities staff plus outsourced housekeeping, security, and technical service providers.
  • Conduct performance reviews, set development goals, and promote engagement within the team.
  • Manage vendor relationships, contracts, and service-level performance for all site-related services.

Health, Safety, and Compliance

  • Ensure compliance with all relevant health, safety, and environmental regulations and internal company policies.
  • Conduct regular inspections, risk assessments, and safety audits.
  • Coordinate emergency preparedness programs including drills, evacuation procedures, and crisis communication.
  • Liaise with relevant government agencies (PEZA, DOLE, BOI, BFP, etc.) to maintain full regulatory compliance.

Sustainability and Workplace Experience

  • Lead sustainability initiatives related to energy efficiency, waste management, and water conservation including monthly and periodic measurement and reporting.
  • Support site-level workplace wellness programs.
  • Oversee catering and hospitality services to maintain a positive workplace experience.
  • Support and help manage on site events and in office team meetings.

 

Other Responsibilities

  • Perform any other ad-hoc tasks or special projects as required by the line manager.

Qualifications and Experience

  • Bachelor’s degree in Mechanical or Electrical Engineering, Civil Engineering, Architecture, or a related technical field.
  • 5–10 years of facilities management experience in a shared service, corporate, or similar environment supporting 500+ employees.
  • Strong technical understanding of building systems (HVAC, electrical, plumbing, and security).
  • Experience in government compliance and facilities-related transactions (PEZA, BOI, DOLE, BFP).
  • Proven leadership experience managing internal teams and external vendors.
  • Demonstrated ability to manage budgets and handle multiple projects simultaneously.
  • Strong analytical, problem-solving, and interpersonal communication skills.
  • Proficient in Microsoft Excel and PowerPoint.
  • Professional Engineer license preferred but not required.
