Key Responsibilities

  • Oversee maintenance and repair of critical building systems, including complex HVAC units, electrical distribution (up to 480V), and commercial plumbing infrastructure.

  • Develop, implement, and audit a comprehensive Preventative Maintenance (PM) program to extend asset life, reduce downtime, and support operational reliability.

  • Utilize a Computerized Maintenance Management System (CMMS) and mobile work order tools to assign tasks, track labor and materials, and manage parts inventory in real time.

  • Lead the facility's safety program, ensuring work is performed in compliance with OSHA, NEC, local building codes, and internal safety standards, including regular safety briefings and site audits.

  • Coordinate and manage third-party vendors and contractors, ensuring adherence to service level agreements and on-site safety protocols.

  • Prepare and deliver weekly and monthly operational reports using KPI data such as equipment uptime, maintenance backlog, and budget variance.

Job Requirements

  • 5-7 years of experience in facilities maintenance, building operations, or a closely related field, including at least 2 years in a supervisory, lead, or foreperson role.

  • Strong working knowledge of commercial or industrial HVAC systems, electrical systems up to 480V, and commercial plumbing.

  • Demonstrated proficiency with CMMS platforms and mobile work order applications (e.g., UpKeep, SAP, Maximo, FIIX, or similar) to manage workflows and maintenance data.

  • Solid understanding of safety practices and regulations, including Lockout/Tagout (LOTO), Arc Flash safety, PPE standards, and OSHA requirements.

  • Proven ability to troubleshoot complex mechanical and building systems issues under time-sensitive conditions.

  • Effective verbal and written communication skills for coordinating with internal stakeholders and clearly documenting technical issues and resolutions.

  • EPA 608 Universal Certification.

  • OSHA 30-Hour Construction or General Industry Certification.

  • Certified Facility Manager (CFM) or comparable facilities credential.
