Supervise, mentor, and schedule a team of HVAC technicians, electricians, and plumbers to ensure high-quality work and timely completion of maintenance and repair activities.
Serve as primary administrator for the Building Management System (BMS/BAS), monitoring performance, optimizing setpoints for energy efficiency, and using analytics to diagnose issues before dispatching technicians.
Oversee maintenance and repair of critical building systems, including complex HVAC units, electrical distribution (up to 480V), and commercial plumbing infrastructure.
Develop, implement, and audit a comprehensive Preventative Maintenance (PM) program to extend asset life, reduce downtime, and support operational reliability.
Utilize a Computerized Maintenance Management System (CMMS) and mobile work order tools to assign tasks, track labor and materials, and manage parts inventory in real time.
Lead the facility's safety program, ensuring work is performed in compliance with OSHA, NEC, local building codes, and internal safety standards, including regular safety briefings and site audits.
Coordinate and manage third-party vendors and contractors, ensuring adherence to service level agreements and on-site safety protocols.
Prepare and deliver weekly and monthly operational reports using KPI data such as equipment uptime, maintenance backlog, and budget variance.
5-7 years of experience in facilities maintenance, building operations, or a closely related field, including at least 2 years in a supervisory, lead, or foreperson role.
Strong working knowledge of commercial or industrial HVAC systems, electrical systems up to 480V, and commercial plumbing.
Demonstrated proficiency with CMMS platforms and mobile work order applications (e.g., UpKeep, SAP, Maximo, FIIX, or similar) to manage workflows and maintenance data.
Solid understanding of safety practices and regulations, including Lockout/Tagout (LOTO), Arc Flash safety, PPE standards, and OSHA requirements.
Proven ability to troubleshoot complex mechanical and building systems issues under time-sensitive conditions.
Effective verbal and written communication skills for coordinating with internal stakeholders and clearly documenting technical issues and resolutions.
Preferred (Not Required):
Journeyman or Master license in a core trade (Electrical, Plumbing, or HVAC/R).
EPA 608 Universal Certification.
OSHA 30-Hour Construction or General Industry Certification.
Certified Facility Manager (CFM) or comparable facilities credential.
