Job Description:

Location: (On-site) Los Angeles, CA

Compensation: The salary range for this position is $94,187 to $105,960.  Compensation may vary based on candidate location and experience.  

The Facilities Manager will oversee facilities maintenance and improvements for the exhibition. Reporting to the Director of Facilities & Exhibition, this individual will direct the maintenance crew to maintain a safe and engaging facility. This entails but is not limited to; daily reactive maintenance, weekly routine maintenance, staff scheduling, determining and scheduling preventative maintenance, vendor management and Fire/Life/Safety inspections. Additionally, the Facilities Manager is in charge of a budget and must negotiate with outside vendors and contractors. Ideal candidates have great communication skills, strong facilities maintenance skills, and confidence working with building automation systems. 

Key Responsibilities:

  • Develop and maintain vendor relationships with subcontracted trades.

  • Working knowledge of Building Automation System software.

  • Ensure efficient use of Building Management System (BMS)  including but not limited to heating and cooling schedules, water usage, electrical, etc. 

  • Manage records of warranties and preventative maintenance schedules.

  • Contract and manage Meow Wolf building services such as HVAC maintenance, waste management, elevator maintenance, Fire Alarm Monitoring Systems, etc.

  • Coordinate with the landlord on the exterior scope of work including  snow removal and parking lot maintenance.

  • Coordinate maintenance of all building systems including HVAC, Plumbing, Fire Suppression, equipment, building aesthetics, Electrical, etc.

  • Execute equipment audits and record-taking policies.

  • Partner with the Director of Facilities and Exhibition in City Requirements and documentation for audits, water consumption, backflow testing, power consumption, trash and recycling, etc. 

  • Partner with the Social Impact team to improve building’s recycling and environmental impact and reporting.

  • Manage labor, productivity, quality control and safety measures set for the Facilities team.

  • Carry out supervisory responsibilities in accordance with company policies.

  • Initiate, encourage, and maintain internal and cross-departmental communication.

  • Hire and train staff to provide a memorable and uniquely Meow Wolf level of service to guests.

  • Model and ensure compliance with all safety and security protocols.

  • Collaborate with other team members to create and maintain a pleasant environment for guests.

Required Qualifications

  • Minimum of 6  years facilities experience with at least 2 in a supervisory role

  • Proven work experience as a Facilities Manager or similar role.

  • Prior work experience in commercial buildings

  • Prior work in the hospitality or entertainment industry.

  • EPA 608 certification

  • Low-voltage experience

  • LEED Green Associate certification

  • Daikin VRV experience

  • Strong mechanical aptitude.

  • OSHA, NFPA and local regulation knowledge.

  • Building Automation System management experience

  • Ability to work a flexible schedule including weekdays, weekends, evenings, and holidays as needed.

  • Collaborate with contractors, managers, and staff across departments to coordinate maintenance and repairs.

  • Effectively delegate responsibilities and maximize resources

  • Experience leading a team of 5-10

  • Strong understanding of business management and accounting principles

  • Develop, follow and enforce company safety policy

  • Strong skill set in traditional maintenance categories (HVAC, plumbing, electrical, carpentry, painting)

  • Ability to maintain composure in stressful situations

  • Experience managing a CMMS 

  • Adaptable to changes in a fast-paced work environment

Work Environment and Physical Demands

Work Environment: 

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and scanners. This position also works in an indoor setting with exposure to noisy environments, dim lighting, strong visual effects including strobing lights, special effects, fog machines and small and/ or enclosed spaces. 

Physical Demands:

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Physical ability to walk, stand, take stairs/slides/elevators, and navigate the elements during the day and night. Employee may be required to remain in a sitting or standing position for prolonged periods, and repeat motions that may  include the wrists, hands, and/or fingers. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.   Must be able to lift up to 50 pounds at times.

Work Schedule:

This is a full-time position that requires the ability to work a flexible schedule including evenings, weekends and holidays.

Supervisor Responsibilities:

This position does require supervisory responsibility.
