一般要求

Requirement:

1.  大学本科或以上学历;

Has bachelor degree or above;

2.  10年以上物业软服务或行政管理工作经历;

Has 10 years experience or above in soft service or administration management;

3.  具有外企设施项目管理经验或酒店项目管理经验;

Has experience in FM project or hotel service;

4.  熟知中国对健康与安全及建筑物管理方面的相关法律法规;

Be familiar with the national health and safety rules and regulations related to building and FM;

5.  管理过3人以上的自有团队和10人以上的服务团队;

Has experience in management of the self-owned team of 3 people or service team of 10 people or above;

6.  熟悉设施服务标准和要求和行政管理的流程,如供应商管理,质量管理,项目管理,预算管理,财务管理等;

Be familiar with the FM service standard and requirement and administration management process, such as supplier management, quality management, project management, finance management, etc.;

7.  善于沟通,具有良好的英语听说读写能力。

Be good at communication and has good English skill in listening, speaking, reading and writing.

 

职位职责:

Responsibility:

1.  领导软服务和行政团队,向设施经理汇报;

Lead the soft service and administration team, report to facility manager;

2.  自有团队人员和日常工作管理,包括综合服务主管,库管员,邮件员等岗位人员,工作安排和检查,绩效评估;

Manage self-owned team and daily work, including general service supervisor, warehouse keeper, mailer, work arrangement, performance assessment;

3.  根据服务合同要求,管理现场保安,保洁团队和服务,包括日常工作安排,服务检查,缺陷识别,整改跟进,绩效评估等;

Manage the security and cleaning team and service according to the service agreement including daily work arrangement, service inspection, defect identification, rectification following up, performance assessment, etc.;

4.  编制软服务相关的备件和耗材的预算,并根据预算和实际使用量安排供货;

Work out the budget for spare parts and consumables related to the soft service, arrange the supply according to the actual usage;

5.  编制年度专项清洁预算和专项清洁方案,进行专项清洁施工项目管理;

Work out the budget for special cleaning project and proposal, manage the special cleaning project;

6.  根据流程和需求,提交软服务相关采购申请,付款申请等工作;

Submit the purchase request and payment application related to soft service according to the process and demand;

7.  参加客户组织的各项会议,收集相关信息,提交服务月报、双周报等工作报告;

Participate the meeting organized by the client, collect the related information, submit monthly and bi-weekly report;

8.  根据计划,组织针对服务团队的各项培训和应急演练工作;

Organize the training and emergency response drill related to the soft service team according to the plan;

9.  编制和优化服务操作流程和各项管理制度;

Draft and optimize the service process and related regulation;  

10.完成上级主管领导安排的其他相关工作。

Complete the work assigned by direct supervisor.
