Director, Real Estate Ventures Development Leader

Job Summary:

The Real Estate Development Leader is responsible for leading Real Estate Ventures development projects within the Global Partners real estate portfolio. Real Estate Ventures projects may include the re-development of current or former energy facilities, gas stations, or other brownfield properties into Class A developments across product types. The Development Leader will be responsible for the day-to-day operations and construction of current development projects and assist in the site selection, design and business plan creation for new acquisitions.

Job Description:

“Gauges” of Responsibility  

  • Lead the Development Strategy: Develop and implement long-term real estate strategies for the redevelopment of environmentally challenged energy properties, including land acquisition, site analysis, and project feasibility assessments
  • Project Management: Oversee the full project lifecycle, from concept and planning through design, permitting, construction, and final delivery
  • Manage timelines, budgets, and resources to ensure projects are completed on time and within budget and 3rd party contractors, design professionals, and legal teams.
  • Stakeholder Engagement: Build and maintain relationships with local governments, regulatory bodies, community groups, environmental agencies, and other key stakeholders to ensure alignment with community goals and regulatory compliance.
  • Team Leadership: Lead a multidisciplinary team, including general contractors, project managers, engineers, and architects to ensure the successful execution of redevelopment projects. Negotiate project contracts with all design and third parties including general contractors, architects and engineers.
  • Financial Oversight: Manage project budgets and business plans to align with Real Estate Venture's strategy. Identify risks and manage mitigation processes to ensure profitable outcomes.
  • Market Research and Analysis: Conduct market research to identify trends, potential end-users, and opportunities for adaptive reuse. Ensure that each development aligns with market demands and future-proofing trends.

Additional Job Description:

Qualifications:

  • Proven track record of managing complex, large-scale development projects ($50MM - $1B+) from conception to completion
  • Strong knowledge of environmental contaminants and regulations, remediation methodologies, and sustainable building practices
  • Experience with Brownfield Tax Credits and knowledge of subsidies available to development projects requiring remediation
  • Excellent leadership, communication and interpersonal skills
  • Strong financial acumen with experience in budget and project schedule management
  • Ability to work collaboratively with diverse teams and stakeholder
  • Strong understanding of design, engineering and construction
  • Public speak and advocacy

Pay Range:

$214,900.00 - $344,000.00

The pay range for this position is outlined above. The final amount offered at the start of employment is determined based on factors including, but not limited to, experience level, knowledge, skills, abilities and geographic location, and the Company reserves the right to modify base salary at any time, including for reasons related to individual performance, Company or individual department/team performance and market factors.
