Job Description

Schedule: Monday - Friday, with occasional Saturday coverage.
Pay Range: $65,000 - $70,000 + Commission

Job Summary: The Interim Director of Sales will be assigned to various MBK Senior Living communities as determined by the VP of Sales & Marketing to provide coverage in the absence of a community Director of Sales, as well as to assist in growing occupancy in a focus community. While assigned to a specific community, this position reports to that community’s Executive Director to drive sales and move-ins while they support the community.

Essential Job Duties:
- Travel to and work in assigned communities within the MBK Senior Living portfolio (100%)
    • Assist focus communities or communities in the absence of a Director of Sales in achieving budgeted occupancy and revenue by supporting and/or leading the community teams in proper database management. 
    • Coordinate and work with community’s Regional Director of Sales to assist in achieving occupancy growth at each community you support
- Responsible for assigned community’s move-ins and maintaining budgeted occupancy by generating the number of qualified inquiries, referrals, tours and closing rates required
- Facilitate the entire inquiry process, from generating leads to conducting and coordinating tours (virtual and in-person) and moving them forward in the sales process
- Accurately maintain and manage CRM database
    • Maintain updated prospect lead base with contact information, tour notes, status, relationships
    • Determine strategy and pre-call plan each interaction for effective advancement of lead
    • Use the database for mailing lists and information
    • Analyze leads for creating marketing plan (i.e. source codes, zip codes, etc.)
- Assist in training on-site community team to conduct effective phone inquiries and tours with prospects and professional
- Work in collaboration with the Executive Director to ensure that all community team members understand sales and marketing is everyone’s responsibility. Conducts training where necessary and needed to deploy and maintain this philosophy.
- Conduct daily community walk-through to ensure the community is ready for guests, including:
    • Ensuring that the grounds, common areas and models are in top condition and up to MBK standards;
    • Work with leadership team when changes are necessary, so standards are met
- Identify, establish and maintain positive relationships with industry influencers and key community and strategic partners to ensure on-going referrals and continued opportunities to promote the community and attract residents though outreach efforts:
- Build and maintain relationships with professional referrals
- Maintain standards of outreach efforts weekly to include at least 7 face-to-face interactions weekly
- Determine key referral sources within market area and establish a plan and strategy to  advance the relationship to generate referrals
- Plan and conduct internal events to showcase our MBK culture and community
- Attend, coordinate, and sponsor community networking functions (both within and outside the community) to continually promote the positive and professional image of our community, while accurately representing our services and culture
- Attend local market area events to promote community and create lasting business development
- Maintain referral database with all contact information including all customer interactions, notes, status and relationship updates; Identify professionals and/or organizations status in the database based on volume potential of leads
- Create, update and manage quarterly Sales and Marketing Plan in collaboration with the Executive Director - to generate new leads, advance current leads, build relationships with referral sources and close sales
- Develop understanding of annual operating budgets and execute the Annual Marketing Plan including:
    • Both short and long range goals which support sales and revenue objectives of the community
    • Understanding of revenue generation and value pricing
    • Complete monthly spend downs to ensure budget compliance
- Collect and evaluate current market research to understand trends and competition, and adjust marketing strategy to meet changing conditions using competitive analysis (2x annually)
- Maintain current knowledge of the local market trends and competitors to assist in developing and executing effective sales and marketing plans
- Understand MBK strengths, weaknesses, and opportunities so marketing plan is updated for effective implementation
- Participates in on-site community meetings and planning activities
    • Attends daily stand up, weekly management and leadership meeting, monthly all Team Member meeting
    • Presents sales and marketing initiatives at community meetings
- Works with Executive Director to determine rental rate (for example, value price) of the community apartments to maximize revenue
- Determines other opportunities for increased revenue, i.e. increased Community Fees in specific apartments and neighborhoods, or increased apartment rents based on competitor information
- Select units to model to sell open inventory, always maintaining a model
    • Maintains community models in compliance with MBK standards and policies
- Develops marketing strategy to sell open units, i.e., pricing promotions, marketing opportunities and referral sources to target for appropriate leads

Non-Essential Job Duties: 
- Perform other job duties or special projects as assigned/requested by the Vice President of Sales & Marketing, or while on-site, the Executive Director or a designee of the Executive Director
- Create and distribute a periodic narrative summary report of accomplishments to the  assigned community Executive Director, Regional Director of Sales, and VP of Sales & Marketing
- Maintain a safe and secure environment for all staff, residents, and guests following established safety standards, policies and procedures 
- Understand and ensure compliance with all federal, state and local laws and regulations and all community policies and procedures affecting the department, health conditions and move-in procedures
- Display tact and friendliness when working with community team members, visitors, residents, and family members, representing MBK at all times. 
- Promote and lead with a spirit of teamwork and cooperation in accordance with MBK’s pursuit, purpose, and principles and core values
- Display empathy, concern and professionalism while interacting with all leads and their families.
- All promotional materials and communication (written & verbal) developed in accordance with the MBK principles, core values and with a professional image. 
    • Is available to attend and promote all community functions and events
    • Assist with coordination, set up and tear down of special events
    • Manage department with financial responsibility

Knowledge and Skills:
- Management experience 
- Proven track record of success in improving business results through sales and marketing efforts 
- Demonstrated strong customer excellence

- Ability to deal tactfully and professionally at all times with personnel, residents, family members, visitors and the general public

- Possess good judgment, problem-solving and decision-making skills 
- Basic knowledge of Microsoft Word. 
 
Minimum Job Requirements:
- College Degree required
- Sales and Marketing experience is required, with a successful track record
- Background clearances (as required by government regulations) are mandatory
- Must complete a health screening and provide negative TB test results (must be within the last 6 months or within 7 days of employment)
- Must hold a valid state issued driver’s license and valid insurance
- Must have solid pc skills and be familiar with several Microsoft Office Suite software programs (e.g. Word, Excel, Outlook, Email, etc.)
- Excellent written and verbal communication skills are required including the ability to speak, write and read English, must also be comfortable with speaking in public settings and presenting to small groups
- Must be able to perform basic math skills (addition, subtraction, multiplication and division) for personnel actions, tracking/reporting of referrals and budget/financial responsibilities
- Must possess the ability to make independent decisions when circumstances warrant such action and to remain calm during stressful or emergency situations
- Demonstrates good judgment, problem solving and decision making skills
- Goal achievement oriented
- Ability and willingness to work independently without day to day oversight and supervision.
- Must have the ability to deal tactfully and professionally at all times with personnel,
residents, family members, visitors and the general public
- Must present a positive and professional image

Preferred Job Requirements:
- Bachelor’s degree coursework in communications, public relations, marketing or a related field is highly desirable
- Some prior Supervisory or Leadership experience is preferred
- Successful track record in sales/marketing experience
- Competent in organizational, time management skills
- Ability to handle multiple priorities 
- Planning and negotiating skills

Physical Demands:
- Must be open to traveling and staying near communities needing sales support, including extended stays if necessary
- Must be mobile and able to move intermittently throughout the work day, and throughout the community
- Sitting for prolonged periods of time, walking, with occasional squatting and reaching overhead.
- Ability to lift/carry up to 40 pounds
- Able to operate a motor vehicle and drive themselves and another community Team Member to a community or outside event
- Able to assist in the moving of residents when necessary or in emergency situations

Pay Range: $36.05 - $38.46 / hour
