Director of Facilities

Reporting to the Vice President of Hospitality, the Director of Facilities oversees all operations and develops a strategic plan that supports the organization’s initiatives and associated costs, team member development, retention strategies, and productivity benchmarks. The Director also monitors facility repairs to ensure cost effectiveness, establish criteria for repair versus replacement, and proactively work to circumvent damage to any assets through preventative maintenance.

Responsibilities:

  • Directs, coaches and supervises facilities management and individual contributors. Carries out supervisory responsibilities in accordance with Palm’s policies, CBA, and applicable laws.

  • Management responsibilities include interviewing, hiring and training team members; planning, assigning reviewing and directing work; evaluating and appraising performance; creating development plans; rewarding and corrective coaching team members; addressing complaints and resolving problems.

  • Creates a supportive and nurturing team environment for people to practice and learn new skills and behaviors and takes time to coach and mentor others within the team. 

  • Responsible for maintaining the department repair and capital improvement budgets, ensuring compliance with budgetary constraints, 5-year forecasting and planning facility improvements.

  • Provides oversight for the facility's fire life equipment systems management, and life safety programs to ensure regulatory compliance and the ability to maintain required permits and/or licenses.

  • Professionally communicates and conducts regular property reviews, updates, and planning with both the Vice President of Hospitality and the facilities leadership team.

  • Oversees the development and implementation of programs and policies as they affect enterprise operations, including but not limited to preventative maintenance programs and capital planning, and schedules.

  • Reviews production, quality control, maintenance, productivity, and engineering reports, and statistics to plan and modify work activities.

  • Works closely with Human Resources Business Partners to resolve team members conflicts, provides corrective coaching and documentation, mediates due process meetings, and administers all aspects of the collective bargaining agreement.

  • Drives results through interdepartmental collaboration, staff development and appropriate training programs, monitors results through evaluation, inspection, and analysis. Ensures effective structures, processes, positions, and performance management systems are in place.

  • Provides engaging leadership, guidance, direction, and able to propose innovative solutions on initiatives and operational decisions that simultaneously result in year-over-year improvements in customer satisfaction scores, improved product quality, and increased operational profitability.

  • Assumes other responsibilities, duties, tasks and assignments and projects, as requested.

Qualifications:

  • A minimum of 10 years’ experience in Facilities maintenance management and operations required.

  • A minimum of 7 years’ progressive supervisory and managerial experience in facilities management, directing, leading and coaching others to exceed standards; must have experience in a high-volume, multi-venue or casino facility.

  • Bachelor’s degree in Business, Facilities Management, Engineering, Construction Management, or related field is required. 

  • Equivalent combination of education and progressive, relevant and direct experience may be considered in lieu of minimum educational/experience requirements indicated above.

  • Experience managing in a Union environment preferred.

  • Must maintain a current universal Environmental Protection Agency (EPA) certification.

  • Intermediate proficiency in the Microsoft Office Suite (Word, Excel and Outlook) with the ability to interpret and create spreadsheets.

  • Ability to develop and implement business strategies and possess strong analytical and problem-solving skills.

  • Ability to take initiative and effectively adapt to changes. 

  • Ability to recognize an emergency situation and effectively communicate to stakeholders, executive team and take appropriate action.

  • Ability to interpret and create policies, procedures, and manuals.

  • Demonstrated expertise in all areas of facilities management, including utility management and monitoring systems, maintenance optimization, and other factors that impact enterprise-wide.

  • Demonstrated experience developing department goals and action plans in accordance with property and overall company goals.

  • Must be able to work evenings, weekends, and holiday shifts, when needed.

  • Makes hiring decisions and designs individual development plans with succession planning in mind for all key roles.

Physical Demands:

  • Work is performed in a resort setting.

  • Must be tolerant to varying conditions of noise level, temperature, illumination, and air quality.

  • May be exposed to fumes or airborne particles including secondhand smoke. 

  • The noise level in the work environment is usually moderate to loud.

  • Constant contact with executives, department management, team members, and guests.

  • Prolonged sitting or standing and mobility.

  • Balancing, stooping, kneeling, crouching, reaching, pushing, pulling, lifting, grasping, talking, hearing, repetitive motions Lift, carry, push, pull or otherwise move objects and/or move up to 50 pounds occasionally.

  • Eye/hand coordination.

  • Use of standard office equipment.

  • Ability to distinguish letters, numbers, and symbols
