Director, Advisory (P4) Job Description

主な業務内容 / Major Responsibilities

  • エンジニアリング及びクリティカル環境管理(CEM)をサポートし、オンサイトでのクライアント業務を必要に応じてバックフィルとして管理・リードする。
    Support Engineering and Critical Environments Management (CEM), proactively lead and manage onsite Client activities, serving as backfill when necessary.

  • 直接・間接スタッフのマネジメント。
    Manage direct and indirect staff in the delivery of onsite engineering services and related programmes.

  • JLLとクライアント間のSLA(サービスレベルアグリーメント)に基づくサービス提供。
    Deliver services in accordance with the Service Level Agreement (SLA) set between JLL and the Client.

  • サービスパフォーマンス測定のためのシステム構築・維持。
    Establish and maintain systems to measure the quality-of-service performance.

  • 社内外エンジニアリングサービスレポートの作成。
    Prepare internal and external engineering service reports.

  • 標準業務手順書(SOP)・緊急作業手順書(EOP)の作成、維持、及びすべてのSOP/EOP・関連資料の遵守。
    Develop, update and ensure compliance with Standard Operating Procedures (SOPs) and Emergency Operating Procedures (EOPs).

  • 技術トレーニング、品質管理、ベストプラクティスの策定・指導。
    Develop and deliver technical training, quality control and instruction of best practices.

  • インシデント対応(通報、状況更新、トラブルシュート、原因分析、復旧まで)。
    Support emergency and non-emergency response for engineering-related incidents including incident reporting, status updates, trouble-shooting, and root cause analysis until resolution.

  • 計画的予防保全(PPM)プログラムや設備ベンダー/JLLによる保守・修理の管理。
    Manage planned preventive maintenance (PPM) programmes, vendor/JLL maintenance and repair contracts.

  • 設備図書(竣工図・マニュアル)の管理。
    Manage as-built drawings and O&M manuals.

  • 停電作業等のスケジュールと内容の調整、管理、および関連報告。
    Manage power-down schedules and associated activities and reports.

  • リスクおよび安全施策の導入・管理により、ビジネス継続性を確保。
    Implement and manage risk and safety practices to maintain business continuity.

  • エンジニアリング及びユーティリティ関連コストの削減、生産性向上、イノベーションと持続的改善の推進、エネルギー消費の削減。
    Promote innovation and continuous improvement to reduce engineering/utility costs, drive productivity, and achieve measurable energy savings.

  • プロジェクトマネジメント、請負業者/ベンダーコーディネート、プロジェクト完了確認。
    Manage client engineering-related projects inclusive of contractor/vendor coordination and completion verification.

  • 24/7緊急コールサポート及び現場立会い(必要に応じて)。
    Provide 24/7 emergency call support and site attendance as required.

  • クリティカル環境業務従事者及びベンダーの訓練・認定。
    Ensure staff/vendors working in critical environments are trained and accredited.

  • サイトレビュー(保守基準、機器交換、セキュリティ、変更管理、SPOF、Tier分類、運用リスク)及び監査の実施・完了確認。
    Participate in site reviews such as maintenance standards, equipment replacement, security, change control, SPOF, Tier classification, and operational risk; ensure completion of audits.

  • 重大インシデントの評価、改善点の特定・報告、安全な復旧策の提案・実施。
    Assess critical failures, identify and analyze improvements, and propose/implement preventative and corrective actions for safe recovery.

  • 営業及びコンサル業務(WDAセールスチームとの連携、収益拡大のためのサービス提案)。
    Pursue consulting and sales opportunities with Work Dynamics Account (WDA) Sales Teams; direct revenue generation through service proposal and delivery.

  • プロジェクト財務管理、コスト削減目標設定と達成、タイムリーなコスト/スケジュール変更管理。
    Manage project finances, set and achieve cost-saving targets; submit timely cost and schedule change requests.

  • アカウントマネジメント(必要時、運用開始前のトランジション管理、新任マネージャー就任までの暫定管理)。
    Manage account transition pre-operation and support Client/Team until new manager is assigned, as required.

  • 各種ベストプラクティス/ソリューションの推進、IoT・AI等の新規業務アプローチ検討・導入。
    Propose/implement best practices and innovative solutions; proactively explore and adopt new operational approaches such as IoT and AI.

必須要件 / Candidate Specification

  • 建築設備・機械工学・電気工学等の関連分野で大学卒業、または同等の経験
    University degree in mechanical/electrical engineering or related discipline, or equivalent experience.

  • 設備管理、クリティカルエンジニアリング、ビルサービスの8年以上の経験
    8+ years’ experience in facilities management, critical engineering or building services.

  • PE(米国)、CEng(英国)または同等の専門資格保有が望ましい
    Professional engineering qualification (e.g., PE/USA, CEng/UK, or local equivalent) preferred.

  • クライアント・ベンダーとの優れたコミュニケーション力・折衝力
    Excellent communication and interpersonal skills with clients and vendors.

  • CEM、継続的改善、技術レポート、顧客コミュニケーション等の実務経験
    Experience in CEM, continuous improvement initiatives, technical reporting, and client communication.

  • 適応力・柔軟性、目標達成志向、ストレス耐性、チームワーク力
    Flexibility/adaptability, strong goal orientation, ability to handle stress, and effective teamwork.

  • グローバル/多文化環境におけるプロジェクト経験尚可
    Experience in global/multicultural project environments is a plus.

  • DX/デジタルツール(CMMS・BMS等)の知識・活用経験歓迎
    Familiarity and experience with digital tools (e.g., CMMS, BMS) and DX is an advantage.

  • 継続的改善や品質管理に関する資格(Lean Six Sigma等)保有者歓迎
    Qualifications in continuous improvement/quality management (e.g., Lean Six Sigma) are a plus.
